using ordinary care to avoid unnecessary disturbance or damage to the property. In the event that there is disturbance or
damage,the property will be restored to the same condition as it was before the property was entered upon by the
Grantee.The Grantee is obligated to acknowledge in writing the termination of the agreement upon completion of the
work.

associated with the Harrington Ave NE—Green Connection Stormwater Project.
The Grantee will provide continuous access to the remaining portion of the Grantor's real property
throughout construction. The Grantee shall,upon completion of any work within the property covered by
this temporary construction easement,restore the surface of the Grantor's real property,and any private
improvements disturbed or destroyed during execution of the work,as nearly as practicable to the condition
they were in immediately before commencement of the work or entry by the Grantee except where modified
by the project's plans and specifications.
This temporary construction easement shall become effective upon execution by the Grantor and shall
continue for two(2)years,at the conclusion of which it shall expire.
It is further understood and agreed that the Grantee shall indemnify and save the Grantor harmless from any
and all claims and causes of action of every kind and description which may accrue to,or be suffered by any
person,persons or property by reason of,arising out of,or resulting from the use and occupancy of said lands
and real property by the Grantee and/or its employees,servants,agents,contractors and assigns.

CONNECTIONS STORMWATER IMPROVEMENT PROJECT,SWP-27.3635
Dear Property Owner:
The City of Renton Surface Water Utility is constructing bioretention stormwater
facilities (rain gardens), conveyance systems, and porous concrete sidewalks along
Harrington Avenue NE from NE 16th Street to NE 10th Street. The project will also
include installation of a 12-inch water main between Glenwood Avenue NE and NE 10th
Street. The project construction is scheduled to begin in June 2014.
The new bioretention stormwater facilities (rain gardens), conveyance systems, and
porous concrete sidewalks will be located in front of your property at 1531 Index
Avenue NE within the City right-of-way. Bioretention stormwater facilities (rain
gardens) and conveyance systems will be located partially in the existing paved area and
partially in the existing grassed area behind the edge of pavement. Porous concrete
sidewalks will be located in the existing grassed area behind the edge of pavement. All
improvements will be constructed within the City right-of-way. See attached exhibits.
Construction equipment will need to work across the front lawns to install the new
porous concrete sidewalks, and existing trees and fences may need to be removed.
After construction has been completed, the City will restore all disturbed areas as nearly
as practicable to match the preconstruction conditions, including restoring the lawns
with new sod, planting new trees to replace the ones that were removed, and restoring
fences, driveways, and sidewalks.
Because construction equipment and restoration will need to work on your property,
the Surface Water Utility is requesting that you to sign the attached Temporary r
Construction Easement in front of a Notary, and have the notary sign and notarize the , ��

Bioretention Facilities
The existing drainage system at Harrington Avenue collects stormwater runoff
from the street and discharges it, untreated, directly into Johns Creek and
Lake Washington. The bioretention facilities will collect the stormwater runoff ' Js * �� ► s
from the street and provide water quality treatment to remove pollutants. .
Bioretention facilities provide a low cost, visually attractive alternative to „ u
conventional stormwater management that can alleviate the problems
associated with those systems.

■ Planted swales capture and slow stormwater runoff from the roadway.
■ Sediment and pollutants are filtered by plants and soil.
■ The filtered stormwater runoff soaks back into the native soil or flows into '7 ♦
the city's existing stormwater system.
A series of planted bioretention stormwater facilities with underground €7 • ' eattle
perforated pipes will be constructed along Harrison Avenue NE to capture
stormwater runoff. These installations will provide enhanced basic water
quality treatment and will improve street aesthetics. The project was included
as part of the Sunset Area Planned Action EIS and Master Drainage Plan that 1p��
was adopted by the City Council.

Harrington Avenue NE from NE 161h Street to NE 10th Street. The project will also
include installation of a 12-inch water main between Glenwood Avenue NE and NE 10th
Street. The project construction is scheduled to begin in June 2014.
The new bioretention stormwater facilities (rain gardens), conveyance systems, and
porous concrete sidewalks will be located in front of your property at 1170 and 1174
Harrington Ave NE. within the City right-of-way. Bioretention stormwater facilities (rain
gardens) and conveyance systems will be located partially in the existing paved area and
partially in the existing grassed area behind the edge of pavement. Porous concrete
sidewalks will be located in the existing grassed area behind the edge of pavement. All
improvements will be constructed within the City right-of-way. See attached exhibits.
Construction equipment will need to work across the front lawns to-install the new
porous concrete sidewalks, and existing trees and fences may need to be removed.
After construction has been completed, the City will restore all disturbed areas as nearly
as practicable to match the preconstruction conditions, including restoring the lawns
with new sod, planting new trees to replace the ones that were removed, and restoring
fences, driveways, and sidewalks.
Because construction equipment and restoration will need to work on your property,
the Surface Water Utility is requesting that you to sign the attached Temporary

fences, driveways, and sidewalks.
Because construction equipment and restoration will need to work on your property,
the Surface Water Utility is requesting that you to sign the attached Temporary
Construction Easement in front of a Notary, and have the notary sign and notarize the
form.
