A detailed landscape plan is required in the areas shown on the site plan together with a minimum ten foot landscape strip along the north and south property lines from West Valley Highway to the back of the proposed building. 2. The area in the front between the property line and the edge of the West Valley Highway pavement . shall be incorporated within the front planter areas shown on the site plan. 3. A twenty foot buffer landscape strip is required along the north and south property lines from the back of the building to the back of the storage yard. 4. Because of the large scale of development on the site, the scale and groupings of the plant material should be compatible. Mass plantings should serve the pur- pose of screening buffers and provide food sources and screening habitats for wildlife indigenous to the Valley area using a combination of trees , shrubs , and ground cover. 5. Earth berms and mounding also serve to enhance develop- ment of the scale proposed, in addition to providing suitable root growth expansion in an, area with a high water_tab le-. It would be advisable to obtain the services of a landscape architect or designer who could assist you in the design and selection of materials which would meet the abovementioned criteria. 8. We wish to make the following recommendations. Storm water retention is required to control surface water runoff resulting from the proposed development and to prevent increased runoff rates to adjacent properties. It is necessary to review the design data and compu- tation of the peak discharge and the amount of runoff currently entering and leaving the subject property, also the amount of runoff which will be generated by a 25-year storm.
