Water District City of Renton School District Renton #403 Fire District City of Renton Sewer District City of Renton PROPERTY DESCRIPTION The existing parcel consists of one lot with a house bordering Park Ave N to the East and to Wells Ave N to the North. The site totals 0.95 acres and has one single family residence with a detached garage that are to be retained as well as a concrete driveway that is to be retained. Access to the existing building is from Park Ave N. The rest of the site is bounded by single family residence parcels. PROJECT DESCRIPTION The proposed short plat will subdivide the current parcel into a total of 4 single family residential lots. The first retaining the existing structures bordering Park Ave N, (Lot 1) and the 3 remaining parcels (Lots 2, 3 & 4) are to be created to the West of the house and to be accessed through Wells Ave N. The proposed 4-lot layout meets the density and setback requirements by the City of Renton. The following are site requirement for new development. Inc. 1042 W James St Suite 103, Kent, WA 98032; P (425) 451-7300 Branch Offices: Pasco WA STORMWATER Elevation ranges from approximately 124 ft on the Southeastern corner of the existing parcel bordering Park Ave N. to 85 ft in the Northwestern corner of the existing parcel. Since the lot is less than 22,000 sf, use of small BMP’s will to include drywell will explored. Existing soil type is of the hydrologic group category A, consisting entirely of Indianola Loamy Sand per NCRS web soil survey. Geotechnical report is pending. UTILITIES The four lots will be served the utilities districts as indicated in Table 1 above. ACCESS AND ROADS Access to the existing structures is to remain from Park Ave N (Lot 1). Dead-end Access to the proposed lots of Lot 2, 3 & 4 will be through Wells Ave N. There are no viable opportunity exists for future road connection to the South of Wells Ave N because of existing housing development to the south. EARTHWORK Estimated quantities for cut and fill are to be determined. SITE IMPROVEMENTS Proposed street connection on Wells Ave N will connect the existing sidewalk and frontage improvement in accordance the City Renton Roadway Standard. There is an exiting fire hydrant located next to the property line proposed for driveway access for the three lots. To be determined if land is to be dedicated to the city. TREES One significant tree exists on the current parcel. It is located in the proposed Lot 1. The tree is to remain undisturbed and preserved. Page 4 of 4 O’Bunco Engineering Intl.
