On behalf of Brotherton Cadillac, we do wish to pursue the issuance of a separate Site Dev Permit for the Service Addition, as you have suggested. This sounds like the best solution to move forward. Since that work scope was already submitted and approved by the City of Renton, as described in a separate civil engineering drawing set prepared by Sitts & Hill, Inc. this should be a simple administrative task, in our view. Please confirm the procedure for moving forward on this. Sitts & Hill, Inc. will administer the submittal process for this, as before. As for the Site Plan Approval issue, please know that Brad Brotherton will be submitting a request to extend this for two more years. That letter will be submitted to Alex Morganroth later today. There are a couple of considerations to make when evaluating the request due to the associated land use, building and civil permits. As it relates specifically to the civil permit, the path forward that I see is as follows: * A new permit can be created for the service addition that would include all currently permitted documents pertaining to it and additional conditions that may be applied. An application would be needed but no fees would be assessed. The performance bond on file under C22004305 would be applied to the new permit in addition to all licensure/contractor information. * Once C22004305 is complete a bond reduction may be requested to reduce the bonding amount to that of only the service addition, or a new bond in the amount of the service addition may be posted and the existing bond on file with C22004305 would be released. * Once the service addition is complete the bond would be released. * A memo from the engineer will be required to determine if any changes to the pump float arrangement is needed due to the delay between constructing improvements. * Each permit would be subject to the complete close out procedures. For the land use permit * The site plan review, LUA22-000125, has a 2 year expiration and it is set to expire in July this year. Additionally the building permit for the service addition has not been issued. If construction hasn’t started prior to site plan expiration, then a new site plan approval would be required. Hi Nathan, So this may be too much information and I want to be sensitive to the others involved on my end, BUT, my landlord passed away recently and left the property to heirs. The heirs are challenging the current lease and making me uncomfortable to make any investment decisions in this property until it is solved.
