A demolition permit shall be obtained and all required inspections completed for the removal of the existing residence prior to the recording of the short plat. Comments: The applicant obtained a demolition permit for the single family residence on April 28, 2021 and the permit was finaled by the City on August 25, 2021. A final detailed landscape plan shall be provided at the time of Civil Construction Permit review for review and approval by the Current Planning Project Manager. Landscaping proposed within the public right-of-way shall be installed prior to the recording of the short plat, onsite landscaping shall be installed prior to final building inspection for the new homes to be constructed on the proposed lots. Comments: A Landscape plan was provided with C21001474 and was approved during civil review. A final tree retention plan shall be submitted at the time of Civil Construction Permit review for review and approval by the Current Planning Project Manager.
