The existing zoning for this property is R-4, as it is for the neighboring lots. The lot is currently being used for residential purposes with a single-family residence, and the proposed uses are for a future single-family residence on the new lot that would meet all of the City’s requirements for setbacks, massing and height. There are no special features with this lot. The drainage is very good with little to no standing water after heavy storms. The Geotechnical report associated with this project confirms this. Curb gutter and sidewalks are to be installed on the street frontage with this short plat. The proposed value of the street frontage improvements are to be about $150,000.00. The proposed value of the on-site improvements are about $75,000.00. The future house value cannot be determined at this time because it has not been designed yet. There are no proposals for grading which would require fill or excavation. There are 5 trees that are classified as non-viable that are to be removed along with 3 trees that are in the development zone for a future residence. All of the trees being removed are Douglas Firs. This leaves 15 trees to remain on the site. Better detail of this information is in the Arborists report with maps. There are no dedications proposed for this project. Thank you for your review.
