STOP STOP STOP STOP Z ye | . \\: } ORDINANCE NO, 4777 cor’ AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING THE ZONING CLASSIFICATION OF CERTAIN PROPERTY “'ITHIN THE CITY OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G) TO MANUFACTURING PARK DISTRICT (MP) WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance No. 1628 known as the "Code of General Ordinances of the City of Renton", as amended, and the maps adopted in conjunction therewith, the property hereinbelow described has heretofore been zoned es General Cléasification District (G), end WHEREAS a proper petition for change of zone classification of said properties has been filed with the City Clerk on or about May 5, 1967, which petition was then duly referred to the 2lanning Commission for investigation, study and public’-hearing, and a public hearing having been held thereon on or about May 24, 1967, all pursuant to notice of hearing duly published and posted as provided by law; and said matter having been duly considered by the Planning Commission, and said rezoning being in conformity with the City's Comprehensive Plan and all parties having been heard eppearing in support thereof or in opposition thereto, NO? Mr. Paul Gross, General Attorney for the applicant, spoke on be- half of the preliminary plat application. He stated that while the applicant had no objections to the various suggestions for improvements and additions to the plat requested by the City, he felt that the sidewalk requirement was a mistake due to the fact that he did not expect any amount of pedestrian traffic in the development and requested that a variance be granted to allow development of the plat minus the required sidewalks. Stredicke stated that he felt the question of sidewalks was not the responsibility of the Planning Commission but of the Build- ing Department. The Planning Director stated that the sidewalk requirement would come under the jurisdiction of the Off-Site Improvements Ordinance. Discussion followed concerning ordinance requirements, variance applications and responsibility of various City departments in applying and enforcing City ordinances. Stredicke stated that he felt that the rezone application concern- ing this property should have been heard and passed on before the preliminary plat application was presented because if the rezone application was denied for any reason, approval of the preliminary plat would have been impossible under the present zoning classifi- cation of the property. Stone and Teegarden agreed. The pending motion to close the hearing was passed unanimously. ACTION: It was moved by Stredicke, seconded by Cordell, that the prelimi- nary plat of Earlington Industrial Park No. 1 be approved and forwarded to the City Council. Motion passed unanimously. The Chairman stated that with permission of the audience and the Commission members, he proposed to open the hearing on the re- zone application connected with the above preliminary plat appli- cation in order to handle them both at this time and clear the way for the rest of the evening's business.
