Nelson City Clerk HWN/h Enclosure (1) of 423-6 7 cory ORDINANCE NO, _ 2770 AN ORDINANCE OF THECITY OF RENTON, WASHINGTON, CHANGING THE ZONING CLASSIFICATION OF CERTAIN PROPERTIES WITHIN THE CITY OF RENTON FROM SINGLE RESIDENCE DISTRICT (R1) TO BUSINESS DISTRICT (Bl) WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance No. 1628 known as the “Code of General Ordinances of the City of Renton", as amended, and the maps adopted in conjunction therewith, the property hereinbelow described has heretofore been zoned as Single Residence District (R-1); and WHEREAS a proper petition for change of zone classification of said property has been filed with the City Clerk on or about September 19, 1967, which petition was duly referred to the Planning Commission for investigation, study and public hearing, and a public hearing having been held thereon on or about October 25, 1967, and proper notice of hearing has been duly published and posted as provided by law; and said petition having been duly considered by the Planning Commission, and said rezoning request being in conformity with the City's Comprehensive Plan and all parties having been heard appearing in support thereof or in opposition thereto, NOW THEREFORE BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON AS FOLLOWS: SECTION I: The following described property in the City of Renton is hereby rezoned to Business District (B-1); the City Engineer and the Planning Director are hereby authorized and directed to change the maps of the Zoning Ordinance, as amended, to evidence said rezoning, to-wit: Beginning on the E line of Tract A, Earlington Add., 65.31' southwesterly of the most southerly point of Country Club Bungalow Sites; thenc thence southwesterly along said E line 34.65'; thence N 37°35' W 16' more or less to the Westerly margin of P.S.H, No. 2; thence southwesterly along said margin 65.54'; thence N 37°35' W. 120'; thence northeasterly parallel with the westerly margin of P.S.H. Houk replied that the City Engineer had been in contact with the developer's engineers and felt these problems would be worked out. Moved by Denzer, seconded by Stone, that the hearing be closed. Motion carried unanimously. ACTION: It was moved by Racanello, seconded by Denzer, that the Planning Commission recommend to the City Council approval of the Prelimi- nary Plat of Victoria Park No. 7 subject to the recommendations of the Planning and Engineering Departments. Motion carried unanimously. FINAL PLAT APPLICATION (c) WVICKI'S PARK ADDITION, Appl. No. FP-428-67; property located on R Street between 7th Ave. N. and 6th Pl. N. The Chairman described the final plat application. Mr. Houk stated that the plat is in order with the exception of the performance bond to cover unconstructed utilities in the area; that is, the bond has not been posted, but will be soon. ACTION: Moved by Racanello, seconded by Brower, to continue this applica- tion to the Commission meeting of November 8, 1967. Motion carried unanimously. REZONE APPLICATIONS Sa (d) BUTKO, GEORGE, Appl. No. R-423-67, rezone from R-1 to B-1; property located on Sunset Blvd. W. between Langston and Stevens Chairman Teegarden described the rezone application, and the Plan- ning Director pointed out its location on the zoning map. Slides of the property were shown. The Planning Director stated the pro- posed commercial use would be in agreement with the Comprehensive Plan. Stredicke stated that the location and size of the property would preclude the development of almost everything but a small office. Comments from the audience were invited. Mr. Norman Satra, 222 Sunset Blvd. W., owner of the Crestview Apartments which sur- rounds the applicant's property on three sides, spoke in opposi- tion to the proposed rezone. He stated in his opinion this would constitute spot zoning and he felt the property was too small for commercial development, As there were no further comments, it was moved by Denzer, seconded by Stone, that the hearing be closed. Motion carried unanimously. ACTION: It was moved by Stredicke, seconded by Denzer, that the Planning Commission approve the rezone application of George Butko as it agrees with the Comprehensive Plan and forward this recommenda- tion to the City Council for action.
