The concept for the proposed site plan is to adjust to and take advantage of the sloping topography of the site as well as the views of Mount Rainier to the south. The townhouse structures are placed parallel to the contours with the foundations tucked into the topography to serve as retaining walls for the townhouses on the sloping site. The proposed site plan concept takes access from 132nd Street along the south edge, allowing the area adjacent to Renton Avenue to remain as an open space/linear park buffer and an attractive streetscape along the north and east edge. Vehicular access to the community is provided by a public cul-de-sac street with parking on one side and planter strips/sidewalks on both sides. The paved roadway itself would be dedicated as public right-of-way while the planter strips and sidewalks would be placed in a public easement. Guest parking would be placed along the cul-de-sac street. The current site plan includes a total of 65 townhouses. Each townhouse would include an attached two car garage, with either tandem or side-by-side parking. The garages are accessed via short alleys such that all of the townhouses are alley - loaded. The streetscape along SE 132nd Street is enhanced with the front elevations of the townhouses and the attractive front elevations are visible from Renton Avenue as well. Resident and guest access to the townhouses would be provided by a series of landscaped green -courts between the structures as well as along alley ways. The green -courts would feature a shared sidewalk to access the townhouses and each townhouse would include a private yard at their front door. The green -court will serve as gathering locations for the residents as well as a pedestrian walkway system connecting common open space areas within the neighborhood. The common open space areas would include a pocket park/open space element at the north corner of the community, landscaping along Renton Avenue, and park area over the storm detention facility at the southeast corner of the site. We have yet to begin the process of evaluating the exact architectural theme for the Minter site. We would be directing our architect to follow a theme of a more contemporary character for the Minter site. Current report item is not supported in this report format. ©2012 Digital Map Products.
