This inventory is required due to the planned construction of a parking lot on the north part of the subject property. My scope of work was to: produce an Arborist Report that will include:  A tree inventory of all Significant Trees (trees that are six-inch (6") caliper and larger, fifty- four inches (54") above grade) and whether each specific tree will be retained or removed in relation to a planned construction project.  For trees proposed to be retained, a complete description of each tree’s health, condition, and viability. A description of the method(s) used to determine the limits of disturbance (i.e., critical root zone, root plate diameter, or a case-by-case basis description for individual trees); For all trees proposed to be preserved within a tree protection tract, any special instructions for maintenance (e.g., trimming, ground clearing, root pruning, monitoring, aftercare, etc.)  For trees not viable for retention, the reason(s) for removal based on poor health, high risk of failure due to structure, defects, unavoidable isolation (i.e., high blow down potential), or unsuitability of species, etc., and for which no reasonable alternative action is possible (pruning, cabling, etc.). A description of the impact of necessary tree removal to the remaining trees, including those in a grove or on abutting properties.  A discussion of timing and installation of tree protection measures that must include fencing and be in accordance with the tree protection standards as outlined in RMC 4-4- 130H9, Protection Measures During Construction.  Determine the number of required replacement trees may be authorized in accordance with RMC 4-4-130H1e, Replacement Requirements, and the number of replacement trees shall be determined pursuant to any planned replanting areas in accordance with RMC 4-4-130H1c, Calculating Tree Retention.  Suggest the location and species of Replacement trees to be used when required and include planting and maintenance specifications Tree Inventory During my assessment I found 34 Significant Trees on the subject site and 17 Significant Trees located on an adjacent property that could be affect by the planned construction. All 51 of these Significant Trees will be retained during the planned construction on the subject site. See the Tree Inventory section on page 5 of this report for a list of all 51 inventoried Significant Trees. Retained Trees A complete description of each of the 51 to-be retained tree’s health, condition, and viability is found in the Retained Tree Inventory on page 7. In this table the Limits of Disturbance is where the Tree Protection Fencing shall be placed. This zone was determined by using the distance halfway between the trunk of each tree and the dripline of the tree’s canopy. This is a common method of determining the where the most important roots of the tree are located. This method is called the Critical Root Zone (CRZ) method and is used for like projects within the City of Seattle. All retained trees shall not have any work performed within the Limits of Disturbance. This includes any underground work or storing of construction materials. If underground work is performed adjacent to the Limits of Disturbance, if any roots over 2” in diameter are encountered, Rippey Arboriculture shall be contacted to advise. If possible, water should be applied within the Limits of Disturbance during summer Exhibit 12 DocuSign Envelope ID: 7DBCA7C0-8C41-4D51-AF13-689B38E87E3D Rippey Arboriculture LLC Kimley-Horn Tree Inventory March 19th, 2022 Page | 2 months via a watering truck. Roughly 5 gallons of water for each inch in diameter should be applied to each tree, once a week. Tree Protection Measures Tree protection fencing shall be in accordance with RMC 4-4- 130H9, Protection Measures During Construction. This fencing shall be installed before the project begins and taken down after the project is complete. Removed Trees No tree will be removed from this site related to this construction project. Replacement Trees As no trees are being removed from the site related to this construction project, no replacement trees are required.
