GEO Group Northwest, Inc., is pleased to submit this Geotechnical Engineering Study for the
proposed new apartment building at the subject site. Our report presents information from our
review of the geologic map of the site vicinity and our subsurface investigation. The purpose of
this report is to provide geotechnical recommendations for the proposed development. This
report has been prepared in accordance with the authorized proposal dated April 2, 2009.
PROJECT DESCRIPTION
The project site consists of the lot at the northeast corner of the intersection of 122 P! SE and SE
Petrovitsky Road in Renton, Washington as shown on the attached Plate 1 - Vicinity Map. The
lot is currently undeveloped as a previous single family residence on the site was removed.
Current plans include a 7 -unit apartment building on the east side of the site and parking on the
west side. The site is relatively flat with an approximate 3-4 foot high rockery along the north
property line and another of similar height on the south property line. Site details can be seen in
Plate 2 - Site Plan.
GEOLOGIC CONDITIONS
Based upon a review of the geologic map for the area, the subsurface soils at the site are mapped
as Glacial Till (Qvt), consisting of a concrete -like mixture of sand, silt and gravel deposited as

' ground moraine at the base of the ice during the Vashon Stade of the Fraser Glaciation. The till
is typically overlain by 2 to 5 feet of medium dense silty sand. Till deposits are typically very
dense due to glacial compaction.
' SUBSURFACE CONDITIONS

On April 15, 2009, GI'O Group Northwest, Inc. investigated the subsurface conditions by
directing the excavation of four exploratory test pits at the project site. The test pits were located
approximately as shown on the attached Plate 2 - Site Plan.
The following soil conditions were encountered at the site:
Seepage was encountered in Test Pit 3 at 3.5 ft of depth consisting of minor perched water.
Detailed Test Pit logs are attached as Appendix A: Test Pit Logs & Soil Legend.
SITE SEISMIC DESIGN CLASSIFICATION
Based on soils encountered in our test pits and according to the 2003 International Building Code
(IBC), the site seismic design classification is Site Class C (Very Dense Soil Profile), as derived
from Table 1615.1 in the IBC.
CONCLUSIONS AND RECOMMENDATIONS
General
Based upon the results of our study, it is our professional opinion that the site is geotechnically
suitable for the proposed development.

The new apartment building can be supported on typical continuous and spread footing
foundations bearing on top of the dense to very dense site soils. Based upon the test pit logs, we
anticipate competent site soils to be present within 3.5 feet of the existing ground surface. We do
not anticipate any major over -excavations. Specific recommendations for the development are
included in the following report sections.
Site Preparation, General Earthwork and Erosion Control
The proposed building pad and pavement areas should be stripped and cleared of surface
vegetation and topsoil. Disturbance to the site should be kept to a minimum. Silt fences should
be installed around areas disturbed by construction activity to prevent sediment -laden surface
runoff from being discharged off-site to the east or into the right -of way to the south of the
development area. Exposed soils that are subject to erosion should be compacted or covered
with plastic sheeting.
Temporary Excavation Slopes
Anticipated cuts at the site consist of those for the building foundations. Cuts in the loose
surficial soils (approximately upper 2 ft) should be sloped at an inclination no steeper than
1 H:1 V (Horizontal:Vertical). Excavations in the dense to very dense glacial till soils maybe
sloped no steeper than 0.5H:1 V provided no seepage is encountered. Permanent cut and fill
slopes at the site should be inclined no steeper than 2I4:1 V.
Surface runoff should not be allowed to flow uncontrolled over the top of slopes into the
excavated area. Exposed cut slopes should be covered with plastic sheeting during construction
to minimize erosion. if groundwater seepage ar other unanticipated soil conditions are
encountered during construction, excavation of cut slopes should be halted and the cut slopes
should be evaluated by GEO Group Northwest, Inc.
Structural Fill
All fill material used to achieve design site elevations below the building areas and below non -
structurally supported slabs, parking lots, sidewalks, driveways, and patios, should meet the
requirements for structural fill. During wet weather conditions and behind retaining walls,
material to be used as structural fill should have the following specifications:

1. Be free draining, granular material containing no more than five (5) percent fines (silt and
clay -size particles passing the No. 200 mesh sieve);
2. Be free of organic material and other deleterious substances, such as construction debris
and garbage;
3. Have a maximum size of three (3) inches in diameter.
All fill material should be placed at or near the optimum moisture content. The optimum
moisture content is the water content in soil that enables the soil to be compacted to the highest
dry density for a given compaction effort.
The surficial silty sand fills and topsoils at the site are unacceptable for structural fill due to the
significant percentage of organic material and other deleterious substances. The underlying
Gravelly/ Silty SAND till soils at the site may be used for structural fill only during dry weather
as they are moisture sensitive and have moisture contents significantly above optimum levels.
The till soils are not recommended for retaining wall backfill. Alternatively, a free -draining pit -
run sand or gravel may be imported to the site for use as structural fill.
Structural fill should be placed in thin horizontal lifts not exceeding ten inches in loose thickness.
Structural fill under building areas (including foundation and slab areas), should be compacted to
at least 95 percent of the maximum dry density, as determined by ASTM Test Designation D-
1557-91 (Modified Proctor).
Structural fill under driveways, parking lots and sidewalks should be compacted to at least 90
' percent maximum dry density, as determined by ASTM Test Designation D-1557-91 (Modified
Proctor). Fill placed within 12 -inches of finish grade should meet the 95% requirement.
We recommend that GEO Group Northwest, Inc., be retained to evaluate the suitability of
structural fill material and to monitor the compaction work during construction for quality
assurance of the earthwork.
' Spread Footing Foundations
We recommend that the proposed new residences be supported on conventional spread footings
' bearing on the dense to very dense native site soils or on compacted structural fill placed on top

of the dense to very dense native site soils. Based on the findings from our subsurface
' investigation at the site, we anticipate that the dense soils are present near the estimated footing
subgrade level. We do not anticipate any significant over -excavations.
GEO Group Northwest, Inc. should be retained to verify that the spread footings are resting on
medium dense to very dense soils and that any over -excavations extend to the dense to very
dense site soils. We should also be retained to verify structural fill materials and compaction of
structural fills below spread footings.
Individual spread footings may be used for supporting columns and strip footings for bearing
walls. Our recommended minimum design criteria for foundations bearing on the medium dense
Ito very dense site soils or on compacted structural fill are as follows:
- Allowable bearing pressure, including all dead and live loads
Dense to very dense native soil = 4,000 psf
Compacted structural fill = 2,000 psf
- Minimum depth 'to bottom of perimeter footing below adjacent final exterior grade = 18
inches
- Minimum depth to bottom of interior footings below top of floor slab = 18 inches
' - Minimum width of wall footings = 16 inches
- Minimum lateral dimension of column footings = 24 inches
- Estimated post -construction settlement = 114 inch
- Estimated post -construction differential settlement; across building width = 114 inch
A one-third increase in the above allowable bearing pressures can be used when considering
short-term transitory wind or seismic loads.

foundations. For the latter, the foundations must be poured "neat" against the existing
' undisturbed soil or be backfilled with a compacted fill meeting the requirements for structural
fill. Our recommended parameters are as follows:
- Passive Pressure Lateral Resistance
• 350 pcf equivalent fluid weight for compacted structural fill
' • 350 pcf equivalent fluid weight for native dense soil.
' - Coefficient of Friction (Friction Factor)
• 0.35 for compacted structural fill
• 0.35 for native dense soil
' We recommend that footing drains be placed around all perimeter footings. More specific details
of perimeter foundation drains are provided below in the Wall Drainage section.
Permanent Basement and Conventional Retaining Walls
' The following design recommendations may be used for permanent basement and conventional
retaining walls at the project site.
Permanent basement walls restrained horizontally on top are considered unyielding and should be
designed for a lateral soil pressure under the at -rest condition; while conventional reinforced
' concrete walls free to rotate on top should be designed for an active lateral soil pressure.
' Active Earth Pressure
' Conventional reinforced concrete walls that are designed to yield an amount equal to 0.002 times
the wall height should be designed to resist the lateral earth pressure imposed by all equivalent
fluid with a unit weight of:
30 pcf for level backfill behind yielding retaining walls
1 -rhe walls should also be designed to resist a seismic pressure of 6H psf.

At -Rest Earth Pressure
Walls supported horizontally by floor slabs are considered unyielding and should be designed for
lateral soil pressure under the at -rest condition. The lateral soil pressure design should have an
equivalent fluid pressure of:
40 pcf for level ground behind permanent unyielding retaining walls
The walls should also be designed to resist a seismic pressure of 6H psf.
Passive Earth Pressure and Base Friction
'The available passive earth pressure that can be mobilized to resist lateral forces may be assumed
to be equal to 350 pcf equivalent fluid weight in both undisturbed soils and engineered structural
backfill.
The base friction that can be generated between concrete and undisturbed native soils or
engineered structural backfill may be based on an assumed 0.35 friction coefficient.
Wall Drainage
We recommend that the permanent concrete basement and conventional retaining walls be
waterproofed and that a vertical drain mat, such as Miradrain 6000 or equivalent, be used to
facilitate drainage. We recommend that the drainage mat be installed on the back side of the wall
extending from the finish grade down to a footing drain pipe. We recommend that drains be
installed around the perimeter of the foundation footings. The drains should consist of a four (4)
inch minimum diameter perforated rigid PVC drain pipe laid at or near the bottom of the footing
with a gradient sufficient to generate flow, as schematically illustrated in Plate 3 - Subsurface
Drainage. The drain line should be bedded on, surrounded by, and covered with a clean crushed
rock (no minus). The clean crushed rock and drain line should be completely surrounded by a
geotextile filter fabric, Mirafi 140N or equivalent. Once the drains are installed, the excavation
should be backfilled with a compacted, free -draining sand or gravel fill material. The footing
drains should be tightlined to discharge into the storm water collection system

system. All roof downspouts must be separately tightlined to discharge into the storm water
collection system. We recommend that sufficient cleanouts be installed at strategic locations to
allow for periodic maintenance of the footing drains and downspout tightline systems.
Backfill in areas adjacent to basement or conventional retaining walls should be compacted with
hand held equipment or a hoepack. Heavy compacting machines should not be allowed within a
horizontal distance to the wall equivalent to one half the wall height, unless the walls are
designed with the added surcharge.
Slab -on -Grade Floors
' Loose site soils should be excavated from all slab subgrade areas or compacted to a firm and
unyielding condition. Slab -on -grade floors may be constructed on top of dense to very dense
' native site soils or on top of compacted structural fill placed on top of the competent site soils:
The slab -on -grade floors should not be constructed on top of the loose fills at the site.
' To avoid moisture build-up on the subgrade, slab -on -grade floors should be placed on a capillary
break, which is in turn'placed on the prepared subgrade. The capillary break should consist of a
minimum of a six (6) inch thick layer of free -draining crushed rock or gravel containing no more
than five (5) percent finer than the No. 4 sieve (sand, silt and clay). A vapor barrier, such as a 6 -
mil plastic membrane, is recommended to be placed over the capillary break beneath the slab to
reduce water vapor transmission through the slab. Two to four inches of sand may be placed
over the barrier membrane for protection during construction.

Infiltration
Based upon the results of our subsurface investigation it is our opinion that the dense to very
dense soils found at the bottom of all test pits are glacial till soils or `hardpan.' This type of soil
is generally relatively impervious and not recommended for infiltration. We do not recommend
onsite infiltration of stormwater.

1. APPROVAL OF THIS TEMPORARY EROSIONISEDIMENTATION CONTROL PLAN (TESCP) DOES NOT
CONSTITUTE AN APPROVAL OF PERMANENT ROAD OR DRAINAGE DESIGN (E.G. SIZE AND LOCATION
OF ROADS, PIPES, RESTRICTORS. CHANNELS, RETENTION FACILITIES. UTILITIES, ETC)
2. THE IMPLEMENTATION OF THESE TESCP AND THE CONSTRUCTION, MAINTENANCE, REPLACEMENT
AND UPGRADING OF THESE TESCP FACILITIES IS THE RESPONSIBILITY OF THE
APPLICANTICONTRACTOR UNTIL ALL CONSTRUCTION IS APPROVED.
3. THE BOUNDARIES OF THE CLEARING LIMITS SHOWN ON THIS PLAN SHALL BE CLEARLY FLAGGED IN
THE FIELD
PRIOR TO CONSTRUCTION. DURING THE CONSTRUCTION PERIOD, NO DISTURBANCE BEYOND THE
FLAGGED
CLEARING LIMITS SHALL BE PERMITTED. THE FLAGGING SHALL BE MAINTAINED BY THE
APPLICANTICONTRACTOR FOR THE DURATION OF THE CONSTRUCTION.
4. THE TESCP FACILITIES SHOWN ON THIS PLAN MUST BE CONSTRUCTED PRIOR TO ALL CLEARING AND
GRADING ACTIVITIES, AND IN SUCH A MANNER TO INSURE THAT SEDIMENT LADEN WATER DOES NOT
ENTER THE DRAINAGE SYSTEM OR VIOLATE APPLICABLE WATER STANDARDS.
5. THE TESCP FACILITIES SHOWN ON THIS PLAN ARE THE MINIMUM REQUIREMENTS FOR
ANTICIPATED SITE CONDITIONS. DURING THE CONSTRUCTION PERIOD. THESE TESCP FACILITIES
SHALL BE UPGRADED (E.G. ADDITIONAL SUMPS, RELOCATION OF DITCHES AND SILT FENCES, ETC.)
AS NEEDED FOR UNEXPECTED STORM EVENTS AND AS THE CITY REQUIRES
6. THE TESCP FACILITIES SHALL BE INSPECTED DAILY BY THE APPLICANTICONTRACTOR AND
MAINTAINED AS NECESSARY TO ENSURE THEIR CONTINUED FUNCTIONING AND OPERATION
7. ANY AREA STRIPPED OF VEGETATION. INCLUDING ROADWAY EMBANKMENTS, WHERE NO FURTHER
WORK IS ANTICIPATED FOR A PERIOD OF TWO (T2) DAYS, SHALL BE IMMEDIATELY STABILIZED
WITH THE APPROVED TESCP METHODS (E.G. SEEDING, MULCHING. NETTING, EROSION BLANKETS,
ETC,) GRASS SEEDING ALONE WILL BE ACCEPTABLE ONLY DURING THE MONTHS OF APRIL
THROUGH OCTOBER INCLUSIVE.
8. ANY AREA NEEDING TESCP MEASURE, NOT REQUIRING IMMEDIATE ATTENTION. SHALL BE
ADDRESSED WITHIN FIFTEEN (15) DAYS,
9. THE TESCP FACILITIES ON INACTIVE SITES SHALL BE INSPECTED AND MAINTAINED A MINIMUM OF
ONCE A MONTH OR WITHIN 49 HOURS FOLLOWING A STORM EVENT AND AS THE CITY DEEMS
NECESSARY.
10. AT NO TIME SHALL MORE THAN ONE (1) FOOT OF SEDIMENT BE ALLOWED TO ACCUMULATE WITHIN A
CATCH BASIN. ALL CATCH BASINS AND CONVEYANCE LINES SHALL BE CLEANED PRIOR TO
PAVING THE CLEANING OPERATION SHALL NOT FLUSH SEDIMENT LADEN WATER INTO THE
DOWNSTREAM SYSTEM.
11. STABILIZED CONSTRUCTION ENTRANCES AND WASH PADS PER CITY STANDARDS, SHALL BE INSTALLED
AT THE BEGINNING OF CONSTRUCTION AND MAINTAINED FOR THE DURATION OF THE PROJECT.
ADDITIONAL MEASURE MAY BE REQUIRED TO INSURE THAT ALL PAVED AREAS ARE KEPT CLEAN
FOR THE DURATION OF THE PROJECT.
12. DURING THE TIME PERIOD OF NOVEMBER 1 THROUGH MARCH 31ST, ALL PROJECT DISTURBED AREAS
THAT ARC TO BE LEFT UNWORKED FOR MORE THAN TWO (2) DAYS SHALL BE COVERED BY ONE
OF THE FOLLOWING COVER MEASURES: MULCH. SODDING OR PLASTIC COVERING.
13. ANY PERMANENT RETENTION DETENTION FACILITY USED ASA TEMPORARY SETTLING BASIN SHALL HE
MODIFIED WITH THE NECESSARY EROSION CONTROL MEASURES AND SHALL PROVIDE ADEQUATE
STORAGE CAPACITY AND SHALL BE CLEANED OUT ENTIRELY WITH PROPER DISCHARGE OF
WASTEWATER (I.E. SANITARY DISCHARGE), IF THE PERMANENT FACILITY IS TO FUNCTION
ULTIMATELY AS AN INFILTRATION OR DISPERSION SYSTEM, THE FACILITY SHALL NOT BE USED AS
A TEMPORARY SETTLING BASIN.
14. WHERE SEEDING FOR TEMPORARY EROSION CONTROL IS REQUIRED, FAST GERMINATING GRASSES
SHALL BE APPLIED AT AN APPROPRIATE (E,G, ANNUAL OR PERENNIAL RYE APPLIED AT
APPROXIMATELY 80 POUNDS PER ACRE).
15. WHERE STRAW MULCH FOR TEMPORARY EROSION CONTROL IS REQUIRED, IT SHALL BE APPLIED AT A
MINIMUM THICKNESS OF THREE (3) INCHES OR 3,000 LBS/ACRE.
16. AS CONSTRUCTION PROGRESSES AND UNEXPECTED SEASONAL CONDITIONS DICTATE, AND AS THE
CITY REQUIRES, THE PERMITTEE SHOULD ANTICIPATE THAT MORE TESCP MEASURES WILL BE
NECESSARY TO PROTECT ADJACENT PROPERTIES AND ENSURE MINIMUM WATER QUALITY FOR SITE
RUNOFF. IT SHALL BE THE RESPONSIBILITY OF THE PERMITTEE TO ADDRESS DEFICIENT TESCP
CONDITIONS AND PROVIDE ADDITIONAL FACILITIES, OVER AN ABOVE MINIMUM REQUIREMENTS
OUTLINED ON THE APPROVED PLANS.
17. FILTER FABRIC FENCE SHALL BE USED WHERE NOTED ON THE PLANS OR AS DIRECTED BY THE CITY.
(SEE STANDARD DETAIL AND INSTALLATION NOTES IN KCSWDM).

1. All work to be in compliance with the codes and standards of
The City of Renton
2. Plant materials shall be healthy, actively growing, uniformly well balanced
in shape and comply with the latest AAN standards for the grading of
nursery stock.
3. Planting soil to be friable, free draining commercial blend of 50% native soil
(if acceptable), 25% sandy loam and 25`� gardern compost.

of all plant material suppliers and growers.
A. Documentation shall also include suppliers name, contact person, address,
telephone number, botanical and common name; plant size and size of
container or ball,
B, Contractor shall provide a signed statement from the plant suppliers who have
furnished the plant materials identifying the plant materials beim supplied by
botanical and common names, plant size- and stating that all of the plants
supplied by there are in healthy growing conditions meeting the ASNS.
C. Submit a project installation schedule, coordinated with the proposed soil
ammending and planting schedule to the Landscape Archtiect or owner for
approval at least 30 calendar days prior to start of work under this section.
2. Substitutions of plant materials will not be permitted unless authorized in writing by
the Landscape Architect or Owner. If proof is submitted that any plant specified is
not obtainable, a proposal will be considered for use of the nearest equivalent size
and or variety. Such proof shall be substantiated and submitted in writing to the
Landscape Architect or Owner at least 30 days prior to start of work under this
section. These provisions shall not relieve contractor of the responsibility of
obtaining specified materials in advance if special growling conditions or other
arrangements must be made in order to supply specified materials.
3. Plants shall be subject to inspection and approval by Landscape Architect or
Owner for conformance to specifications upon delivery to the project site. Such
approval shall not impair the subsequent right of inspection and rejection during
progress of the work. Contractor shall give Landscape Architect 48 hours advance
notice when plants will be delivered to the site for inspection. Inspection of plant
materials shall take place within 24 hours of delivery to the site.
4. Coordinate work with other trades as required.
5. Locate all underground utilities prior to commencing work to avoid damage to
buried pipes and cables.
0. Provide protection for all property, persons, work in progress, structures, utilities,
walls, curbs and paved surfaces from potential damage arising from this work. ,
The Contractor shall pay for any such damage at no additional cost to the Owner.
Unfinished and completedwork shall be protected from erosion or trespassing,
and proper safeguards shall be erected to protect the Public from injury or danger.

PLANTING NOTES:
1. Verify bedlines and plant layout with Landscape Architect prior to commencing work.
2. Verify that site conditions are acceptable prior to beginning work. Do not
install any site elements or plant material until unsatisfactory conditions are
corrected, When conditions detrimental to plant growth/constructed elements are
encountered, immediately notify the owner.
3. Substitutions or changes in materials and placement shall be made only after
written change orders are accepted by the owner.
4. Protect existing trees to remain and plant material located on adjacent property
prior to commencing work. Place fencing material at dripline of trees and shrubs.
See Existing Tree & Vegetation Protection Detail.
5. Contractor to provide a soil analysis prior to comrnensement of work. The soil
analysis shall include:
a. Determination of soil texture, indicating percentage of organic matter,
b, An approximated soil infiltration rate (either measured or derived from soil 1
texture f infiltration rate tables) A range of infiltration rates shall be noted where
appropriate, and
c. Measure PH value
6. All new turf areas, except all-weather, sand -based athletic fields shall:
a. Be augmented with a two-inch layer of organic material cultivated to a minumum of
six inches in depth, or
b. Have an organic content of five percent or more to a depth of six inches as shown
in a soil analysis.
7. Organic content of all landscape areas shall be as necessary to provide adequate
nutient and moisture -retention levels for the establishment of the plantings.
8. Planting soil for trees, shrubs, groundcover and lawn areas shall be RandlesTopsoil
Three -Way Top Soil mix Or approved equal.
9. Clean and remove all rocks, roots and debris over 2 inches in diameter. Place a six
inch (0t') depth of Topsoil Mix over areas to be planted with groundcover.
Finish grade shall be at least two inches (2") below adjacent hard surface.
10. Plants shall be pit planted with. a 50/50 prepared mix of native soil and Topsoil Mix..

11. Fertilize all installed plants during backfill operations with 4-2�2 Agro Transplanter
as recommended by manufacturer. Topdress shrub/groundcover beds (prior t0 mulch
application) with Newlife 10-20-20 at the rate of 2 lbs. per 1000 square feet.
12. Mulch all planted areas with a minimum 2. inch (2") depth of approved fir bark
'mulch'. Finish grade of mulch shall be rine inch (11 below top of adjacent hard surface.
13. All. plant material to be nursery grown stock and arrive on-site in a healthy, vigorous,
well branched, disease and insect free condition,
14. Plant trees, shrubs and groundcover as shown in the planting details. Roughly scarify sides
of the planting pits. Install plant material high enough above finish grade to allow
for settlement and bark mulch. Water plant pits throughly midway through backfilling and
add fertilizer tablets. Balled and burlapped material that cannot be installed immediately
shall be heeled in, mulched. and watered regularly to keep root balls moist.
15. Hydro -seeded Areas: Hydro -seed mulch shall be Silva -fiber or approved equal.
Binding agent shall be J -Tac or approved equal. Apply 10-2020 fertilizer at a rate
of 10 lbs, per 1000 square feet. Apply hydro -seed mulch at a rate of 40 lbs.
per 1000 square feet and binding agent at a rate of 1 lb. per 1000 square feet.
Reseed any areas which do not germinate within 14 days.
18_ Seeded or Budded Lawn Areas: Lawn installation shall occur upon completion of finish grading,
planting and mulch installation. Seeding or sodding to occur only when the soil conditions
are dry and free of surface water. Carefully water lawn areas after installation,
Sodded Lawn Areas: Install a northwest hardy, blended grass sod within 12 hours of delivery
to site. Lay sod tight with no gaps, allowing for shrinkage. Apply a 10-2010 fertilizer
at a rate of 10 lbs. per 1000 square feet prior to installation.
SeededLawn Areas: Seed shall consist of a Perennial Rye Grass blend and applied
at a rate of 10 lbs per 1000 square feet. Apply a 10-20-10 fertilizer at a rate
at a rate of 10 lbs per 1000 square feet. Promptly re -seed any areas which do not
germinate with 14 days of planting.
17. Provide landscape maintenance immediately after planting and continue until final
acceptance. Work shall include watering, spraying, fertilizing, pruning, resetting of plants,
restoring eroded areas, adjustments to staking and removal. of weeds/debris as required
for healthy plant growth.
18. Inspection And Acceptance: The owner will make an inspection for Substantial Completion
of the work upon request by the Contractor.
19. Replacement of Plantings: Remove any plant from site that is either dead, or in
unsatisfactory condition as determined by the owner or Landscape Architect. Replace with
a new planting of equal size and species as soon as conditions permit within the normal
planting season. All replacement plantings are then to be under re -instated guarantee period
as specified. Identify those replacements and take whatever measures necessary to prevent
similar demise of additonal plant material.
20. Provide"roat barrier in a surround or linear pattern for tree plantings when trunk is located
within four (4) Plinear feet of any paved surface. DeepRoot Universial Barrier -UES -18
(or approved equal).. l,nstall per manufacturers recommendations.
Warranty; v�
This Warranty shall include replacing and planting the same size and species
of plant material, as shown on the Landscape Plan and that has been designated, by
the Landscape Architect, to be replaced. Except for loss due to excessively severe
climatological conditions (20 year weather charts), installed plant materials are required
to be guaranteed until the end of one growing season against defects and unsatisfactory
growth, except for cases of neglect or abuse by the owners or Others. All plants replaced
shall be re -instated under these plant guaranty conditions.
