NOTICE OF APPLICATION
A Master Application has been filed and accepted with the Department of Community & Economic Development
(CED) – Planning Division of the City of Renton. The following briefly describes the application and the necessary
Public Approvals.

PROJECT NAME/NUMBER: Cho Short Plat / LUA18-000177, SHPL-A
PROJECT DESCRIPTION: The applicant is requesting approval of a 3-lot short plat, of a 44,296 square
foot parcel located at 11840 SE 192nd St (6198400341), for the future development into 3 single-family residential building
lots. The parcel is located within the Residential-4 (R-4) zone. The proposed lot sizes are 11,194 square feet, 12,694 square
feet and 13,309 square feet with an average lot size of 12,396 square feet. The proposed development includes two tracts.
Tract A is a 20-foot wide shared driveway (3,667 square feet) access and utilities tract and Tract B is an 8-foot wide (1,040
square feet) landscape tract. The residential density is 3.4 dwelling units per net acre. The property is bordered to the
south by SE 192nd St. The abutting road is located in the City of Kent right-of-way and would be widened, following a 16-
foot right-of-way dedication, and improved with half street frontage improvements in accordance with City of Kent design
and construction standards. Access to all 3 lots is proposed from SE 192nd St with a 20-foot wide driveway approach into
Tract A. No critical areas were identified on the subject property. The applicant is proposing to retain 5 of the 52 existing
onsite trees. The existing house and detached sheds would be removed as a part of this proposed development. The
project development would utilize and extend existing public utilities through the site. The development would include
an estimated 469 cubic yards of cut and 240 cubic yards of fill. The applicant has submitted an Arborist Report, Infiltration
Assessment and a Preliminary Technical Information Report with the application.
