Verizon proposes screened antenna Wireless Communications Facility (WCF) on the roof of the Verizon Store at The Landing. The proposal is to fully screen 6 panel antennas and 2 microwave dishes, 6 Remote Radio Units (RRUs) and 2 OVP boxes (surge protector) proposed on the roof. 2 Hybrid cables are proposed to run from inside the Verizon Store to the antennas on the roof. The proposed antennas will be fully screened and the screening will be painted to match the exterior of the building, in order to blend in with the architecture of the building. The antenna screens will appear to be small roof top penthouses and roof top feature that fully conceal the antennas behind and within the screens. The screens are non-reflective materials and can be ordered with texture or other exterior features to match the host structure (See Plans). Response #2 Per Pre-Application meeting and scoping with City of Renton staff held on July 20, 2017. Response # 3 The subject property is zoned Urban Center (UC)  The property to the North is zoned UC.  The property to the West is zoned UC.  The property to the South is zoned UC with IH to SE.  The property to the East is zoned UC. Response #4 The use of the subject property is a Verizon Retail Store for sale of wireless product lines and customer support, as well demonstration. The need for adequate service is an essential aspect of Verizon’s lines of business and therefore s a compatible use. The Verizon Store is within the campus of The Landing as an upscale Mall for shops, restaurants, and community based business and services. RECEIVED 02/27/2018 amorganroth PLANNING DIVISION Response #5 There are no identified special site features in The Landing UC zoned property. Response #6 The site is flat, used mostly for parking, stores, restaurants, a cinema, office and retail spaces, as mixed uses and is not subject to drainage issues as a built environment in a commercial zone. Response #7 The site is not subject to plat, subdivision, or lot adjustment of record. Response #8 The project does not include or require any off-site improvements or change to public improvements on the property or adjacent properties. Response #9 The current Project valuation is estimated at $ 30,000.00. Response # 10 The project is on the roof of the Verizon store does not involve ground disturbance or need for additional utilities to operate. Response # 11 No trees will be removed or affected. Response # 12 No lands are proposed or required to be dedicated to the City. Response # 13 No proposed job shacks, sales trailers, and or model homes are proposed or required. Response # 14 Verizon proposal is consistent with the City codes for wireless facilities. The project complies with Federal, State and local ordinances. A NIER report is provided from a 3rd party Professional Electrical Engineer. Response # 3 Verizon proses ingress and egress to site from Park Ave and Logan Ave. No haul route is needed due to any removal of any materials except roofing where antennas mounts are to be attached to roof structure. Response #6 A small crane will be needed for construction of roof top mounts and screening, and will occur on private property.
