The modification I am requesting is to reduce the 8’ landscape strip to a 4’ landscape strip due to the following conditions: 1. The existing lot is less than 80’ in width. In an effort to meet minimum lot widths, and keep the tract width for fire safety, reducing the landscape buffer to 4’ permits the greatest amount of code compliance. 2. The landscape buffer sits on the north side of the property, which is already screened at the property line by a row of existing trees. These trees create a barrier between the two properties. 3. Due to the existing row of trees and privacy fence toward the back of the drive we do not intend on planting new trees in this buffer as the screening is already well established. Thank you for considering this modification and please call if you have questions. Sincerely , Chad Whittle Monsef Donogh Design Group, LLC chad@monsefdesign.com (785) 341-2324 RECEIVED 12/27/2017 amorganroth PLANNING DIVISION
