NOTICE OF APPLICATION
A Master Application has been filed and accepted with the Department of Community & Economic Development
(CED) – Planning Division of the City of Renton. The following briefly describes the application and the necessary
Public Approvals.
DATE OF NOTICE OF APPLICATION: February 21, 2018
PROJECT NAME/NUMBER: Jones ADU / LUA18-000111, CU-A, V-A, MOD
PROJECT DESCRIPTION: The applicant is requesting approval of an Administrative Conditional Use
Permit, driveway Modification, and Administrative setback Variance for the conversion of an existing 720 square foot
detached garage into a new Accessory Dwelling Unit (ADU) on the property located at 1403 N 37th ST (APN 3342700482).
The site is 9,669 square feet in area and is within the Residential - 6 Zone (R-6). The project site contains an existing 2,470
square foot single family residence proposed to remain. The existing garage is located in the southeast corner of the site.
The proposal is to convert the existing detached garage to a one bedroom, 552 square foot ADU, with a 168 square foot
storage space. The applicant is requesting approval of a driveway Modification to retain the existing driveway servicing
the existing detached garage (proposed ADU), which accesses from N 37th ST. The applicant is requesting approval of a
4.8-foot side yard setback variance from RMC 4-2-110A, where a 5-foot setback is required, in order to keep the existing
setback. Moderate Landslide hazards are mapped on the project site.
