PROPOSAL DESCRIPTION: The Boeing Company is proposing to relocate the
existing 5-125 crew shelter, including electrical and data utilities, 40-feet to the south of its
current location. The crew shelter is approximately 578 square feet and one story. The
building is a modular building placed on a concrete pad. Under current conditions the crew
shelter is located within the Shoreline Jurisdiction of the Cedar River. The proposed
relocation would move the building 40 feet south of its current location, minimally changing
is position within the shoreline jurisdiction. After the move the crew shelter would be 123.96
feet from the ordinary high water mark of the Cedar River. The applicant has indicated that
the relocation would provide for more efficient aircraft movement and allow for better
production and delivery. There would be no chemicals or liquid stored inside the crew
shelter.

granted on the proposed project in accordance with RMC 4·9-190C and/or for the following

Normal maintenance or repair of existing structures or developments, including
damage by aCcident, fire or elements.
a. Normal maintenance includes those usual acts to prevent a decline, lapse,
or cessation from a lawfully established condition.
b. Normal repair means to restore a development to a state comparable to its
original condition, including but not limited to its size, shape, configuration,
location and external appearance, within a reasonable period after decay or
partial destruction, except where repair causes substantial adverse effects
to the shoreline resource or environment.

I have reviewed the above referenced lot line adjustment submittal and have the
following comments:
Information needed for final short plat approval includes the following:
Note the City of Renton land use action number and land record number, LUA·11·068·
LLA and lND·30·036S, respectively, on the final short plat submittal. The type size used
for the land record number should be smaller than that used for the land use action
number.
Provide a bearing a distance between the south quarter corner and monument # 1851
Provide sufficient information to determine how the short plat boundary was
established. Two of the parent parcels are aliquot and the third is dependent on a plat;
Provide a specific list of references and note which is the accepted source of the section
breakdown.
Note discrepancies between bearings and distances of record and those measured or
calculated, if any.
The lot addresses will remain the same; see the attached.
Do note encroachments.
If the properties surrounding properties are platted, do note the lot numbers and plat
name on the drawing otherwise note that they are unplatted.

final short plat submittal.
Note that if there are easements, restrictive covenants or agreements to others (City of
Renton, etc.) as part of this subdivision, they can be recorded concurrently with the
short plat. The short plat drawing and the associated document(s) are to be given to the
Project Manager as a package. Reference the associated document(s) on the short plat
drawing and provide spaces for the recording numbers thereof.
If there are new private easement(s) proposed with this short plat, include the following
statement, juxtaposed to the subject easement: "Area for new private (utilities, access,
etc.) easement". Since the new lots created via this short plat are under common
ownership at the time of recording, there can be no easement(s) until such time as the
lots are conveyed to others, via conveyance documents. The conveying document(s)
need to include a statement about the together with and/or subject to specific
easement rights.
Add the following Declaration of Covenant language on the face of the subject drawing,

Code Related Comments:
1. The fire flow requirement for a single family home is 1,000 gpm minimum for dwellings up
to 3,600 square feet (including garage and basements). If the dwelling exceeds 3,600
square feet, a minimum of 1,500 gpm fire flow would be required. A minimum of one fire
hydrant is required within 300-feet of the proposed buildings and two hydrants if the fire
flow goes up to 1,500 gpm. Existing hydrants can be counted toward the requirement as
long as they meet current code, including 5-inch storz fittings. The closest existing hydrant
does not have a 5-inch storz fitting. A water availability certificate is required from King
County Water District 90.
2. Fire department apparatus access roadways are required to be minimum 20-feet
wide fully paved, with 25-feet inside and 45-feet outside turning radius. Fire access
roa'dways shall be constructed to support a 30-ton vehicle with 322-psi point loading.
Access is required within 150-feet of all points on the buildings. Dead end streets
that exceed 150-feet in length require an approved turnaround. Hammer head
turnarounds are allowed for streets less than 300-feet long. Roadway as proposed
is not acceptable. A properly recorded emergency access easement is required
prior to recording.

The proposal is to adjust property lines of three existing building lots in NE Renton. The one of the parcels
has a house situated on it (102305-9165). The house will remain, the address to the house is 756 Hoquiam
Avenue NE. The other two parcels (102305-9229, and 91S0) are vacant land.
The property currently gently slopes from the north to the south. There appears to be no drainage features
on the south property line for collection of runoff, the ground maybe conductive to infiltration. Further
investigation into this collection of runoff will be done during the building permit process.
Permits required: Boundary Line Adjustment, utility permits, and Building permits
Zoning designation: The property is zoned Single Family Residential R-S. The surrounding area is zoned
single-family residential.
Current Use: Residential single family
Special features: There are no features on the property
Soil Type/Drainage: The site is underlined with Alderwood series soils that has been covered with native
vegetation and trees. The drainage design for the proposed the proposed new homes will be to disperse or
infiltrate all targeted impervious areas into either gravel trenches or dry well pits.
Proposed use: Single family residences
Access: Access to the project would be from Hoquiam Avenue NE.
Proposed Offsite improvements: No improvements are proposed at this time.

1. The term mortgage, when used herein, shall Include deed of trust, trust deed, or other security
Instrument.
2. If the proposed Insured has or acquired actual knowledge of any defect, lien, encumbrance,
adverse claim or other matter affecting the estate or interest or mortgage thereon covered by this
Commitment other than those shown In Schedule B hereof, and shall fall to disclose such
knowledge to the Company In writing, the Company shall be relieved from liability for any loss or
damage resulting from any act of reliance hereon to the extent the Company Is prejudiced by
failure to so disclose such knowledge. If the proposed Insured shall disclose such knowledge to the
Company, or If the Company otherwise acquires actual knowledge of any such defect, lien,
encumbrance, adverse claim or other matter, the Company at Its option may amend Schedule B of
this Commitment accordingly, but such amendment shall not relieve the Company from liability
previously Incurred pursuant to paragraph 3 of these Conditions and Stipulations.
3. Liability of the Company under this Commitment shall be only to the named proposed Insured and
such parties Included under the definition of Insured In the form of policy or poliCies committed for
and only for actual loss Incurred In reliance hereon In undertaking In good faith (a) to comply with
the requirements hereof, or (b) to eliminate exceptions shown In Schedule B, or (c) to acquire or
create the estate or interest or mortgage thereon covered by this Commitment. In no event shall
such liability exceed the amount stated In Schedule A for the policy or poliCies committed for and
such liability Is subject to the Insuring provisions and Conditions and Stipulations and the
Exclusions from Coverage of the form of policy or poliCies committed for In favor of the proposed
Insured which are hereby Incorporated by reference and are made a part of this Commitment
except as expressly modified herein.
4. This Commitment is a contract to Issue one or more title insurance poliCies and is not an abstract
of title or a report of the condition of title. Any action or actions Or rights of action that the
proposed Insured may have or may bring against the Company arising out of the status of the title
to the estate or interest or the status of the mortgage thereon covered by this Commitment must
be based on and are subject to the provisions of this Commitment.
5. The policy to be issued contains an arbitration clause. All arbitrable matters when the Amount of
Insurance Is $2,000,000 or less shall be arbitrated at the option of either the Company or the
Insured as the exclUSive remedy of the parties. You may review a copy of the arbitration rules at

All notices required to be given the Company and any statement In writing required to be furnished the
