The City of Renton has approved the above referenced lot line adjustment and has
forwarded the final mylars to King County for recording.
Please note the recording of the lot line adjustment map alone does not transfer
ownership of property. If necessary, prepare and record a deed transferring ownership
of the portion of land depicted in the lot line adjustment map. We recommend that the
legal description for this document be prepared by a surveyor. It is the applicant's
responsibility to ensure this document is properly prepared and recorded with the
County.

Dear Mr. Wilson:
The City of Renton has finished reviewing your proposed lot line adjustment and is now ready
to approve and send the final version for recording. Please submit two sets of original signed
m lars and a check for $15.81 made out to Champion Couriers to my attention at the sixth
floor counter of City Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative decision must be
filed with the City of Renton Hearing Examiner by 5:00 pm, March 27, 2012.
Appeals must be filed in writing together with the required fee with: Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
City of Renton Municipal Code Section 4-8-110. Additional information regarding the appeal
process may be obtained from the Renton City Clerk's Office, (425) 430-6510.

The changes specified in the attachment will be necessary in order for the City. to
approve your proposal.
Once the changes, as noted in the attached memo, have been made; please submit three
copies of the revised lot line adjustment to me at the sixth floor counter of City Hall. The
revised plans will be routed for final review and you will be notified when it is

Format and Legal Description Review
I have reviewed the above referenced short plat submittal and have the following
comments:
Comments for the Applicant:
Note the City of Renton land use action number and land record number, LUA-11-094-
LLA and LND-30-0366, respectively, on the final short plat submittal. The type size used
for the land record number should be smaller than that used for the land use action
number.
Note the date the existing city monuments were visited, per WAC 332-130-150.
Provide lot closure calculations.
The lot addresses will be provided by the city as soon as possible. Note said addresses
and the street name on the short plat drawing.
On the final submittal, remove all references pertaining to utilities facilities, trees,
concrete, gravel, decks and other items not directly impacting the subdivision_ These
items are provided only for preliminary approval.
Do note encroachments.
Remove from the "LEGEND" block all tree items, utilities facilities and mailbox
references, but do include in said "LEGEND" block the symbols and their details that are
used in the short plat drawing.
Remove the building setback lines from the proposed lots. Setbacks will be determined
at the time that building permits are issued.

The project will be named Carmon� The project is a proposed two (2) lot subdivision on an existing
residential lot with an area of .29 acres. The project is located at the intersection of NW 0 St and Maple Ave NW,
in the SE '/4 of the SW 1/4 of Sec. 7, Twn. 23, Rng. 5. The site lies on the north side of NW O' St.
The project will require pr��A pltt! approval by the City of Renton. The current and future zoning
designation of the site is R-8. All proposed lots will be single family detached residences. The surrounding
properties are also similarly zoned R-8.
There are no known Critical or Sensitive Areas on this site.
The access to proposed Lot I would continue to be via an existing driveway from NW 4'h St and access to proposed
Lot 2 would be via a new driveway from NW 0 St.
Total estimated construction cost and estimated fair market value of proposed project are unknown at this time until
conditions have been received and Final Engineering drawings have been created. Estimated quantities and type of
materials involved if any fill or excavation is proposed are unknown at this time.
We do not propose any land to be dedicated to the city. There will not be any job shacks, sales trailers, or model
homes on the project site. There are no proposed modifications being requested at this time.
There is currently one (1) existing residential unit on this site. Upon completion of this project there will potentially
be two (2) residential units on these sites.
