RE: Permit Driveway/curb cut request
Cook residence; 3712 Park Ave. No.
The purpose of this letter is to request approval for a driveway/curb cut as part of a
proposed garage & recreation/great room addition to the existing single-family residence
at the noted address.
An email that outlined the details of the proposed driveway was sent to your office on
April II, a copy of which is attached. Also attached are preliminary plans, including a
site plan, floor plans and two elevation views.
A cursory review of the neighborhood found several similar driveway configurations on
other nearby single-family residential properties. Their addresses are noted in the email.

Hello Mr. Vincent,
Last week I visited the city offices to verify the latest requirements for a building permit for an addition
to an existing single-family residence, at the noted address. Proposed is a recreation room over a 2-car
garage, which will face Park Ave. And the project would need a need curb cut/street access. There is no
public walkway in the area, the existing pavement edge is about 15'-5" from the West property line, over
a vegetated drainage swale that drops about 2-feet. Photo of the swale, looking North, is attached.
The property currently has a detached garage with vehicle access from a shared easement to the North
of the lot. In the course of reviewing the project with' Senior Planner Laureen Nicolay, she mentioned the
has been some reluctant by the Public Works Department to approve this type of curb cut request. And
she indicated a preliminary site plan, depicting the proposed work, should be prepared, and that I should
arrange for a meeting with you to review the details. My client is willing to attend the meeting if
needed.
As part of the preparation to present this request, I spent some time in the neighborhood to see if any
other similar driveway configurations existed. And found these five within a few blocks:
I. 3734 Park; Just up the street from 3712 Park Ave. No. A corner lot with a driveway/curb cut on each
side of the corner.
2. 3936 Park; Further up the street. Same basic configuration.
3. 1213 N. 37th st; Another Corner lot with driveway/curb cut on each side.
4. 3308 Park; Two driveway entrances that form a circular drive (no curb this area).
5. 2815 Park; Another corner lot with a drive/curb cut each side.
An online review with Google Maps over a broader area of the neighborhood found several more single-
family properties with two driveways/curb cuts. It appears to be a commonly-found configuration.
I should have the preliminary site plan drawn by tomorrow, could meet with you this Friday, April 13, or
in the coming week. If there are any other questions, please let me know. I can bring all to-date
developed information, including the site plan, preliminary floor plans and elevation views of the proposed
addition, when we meet.

A request for a building permit has been submitted for our home at 3712 Park Ave North.
This permit is for an addition of a great room with a garage underneath which was submitted on
our behalf by Will Thomas. The addition would require access from the southwest corner of our
property. Currently we access our existing detached garage (located on the east side of our
home) via the use of 3714 Park Ave North's pipestem drive, which is on the north side of our
property. The existing detached garage will be used as a shop/garage workspace.
Your approval of this permit would be appreciated as we have lived here for 31 years and
would like to enhance the appearance and function of our home rather than seek a new residence
that would fit our needs.

I am making a print of the site plan, and will use my II x 17 scanner to create an email attachment of it. You

and both numbers appear to be well within city requirements.
Proposed Lot Coverage is 3,230.5 sq. ft. or 30.7%. City maximum is 35%.
Proposed Impervious Surface is 5,520 sq. ft. or 52.5%. City maximum is 75%.
I have added the calculations to the preliminary site plan, and can send to you a print if needed.
Please note myself and the owner are ready to meet with you or Chip to discuss/review any other questions or
concerns.
