NOTICE OF APPLICATION
A Master Application has been filed and accepted with the Department of Community & Economic Development
(CED) – Planning Division of the City of Renton. The following briefly describes the application and the necessary
Public Approvals.

PROJECT NAME/NUMBER: PR18-000138 247 Park Rezone / LUA18-000221
PROJECT DESCRIPTION: The applicant is requesting approval of a rezone and SEPA Environmental
Review for a parcel located to the south of 247 Park Ave N (Parcel number 7224000330). The subject site is 4,838 square
feet (0.11 acres) in area. The site is currently zoned Residential-10 (R-10). The two properties to the north (Tax Parcels
7224000335 and 7224000340) are under common ownership with the subject parcel and are zoned Commercial
Neighborhood (CN). The two northern properties are occupied by an existing restaurant with associated parking, and a
temporary coffee stand. The subject site is currently used as nonconforming parking for the existing restaurant. The
applicant is requesting to rezone the nonconforming lot to CN zone, which would make the existing use of the parcel
conforming. The current zoning of the site (R-10) is generally intended to allow high-density residential development that
includes small lot detached dwellings or attached dwellings such as townhouses and small-scale flats. The applicant has
requested a rezone to the CN Zone, which generally provides for small-scale convenience retail/commercial areas offering
incidental retail and service needs for the surrounding area. There are no structures on the subject parcel. Existing access
is via two curb cuts off Park Ave N and the existing alley to the west. Wellhead Protection Area Zone 1 and high seismic
hazards are mapped on the subject site. No site development is proposed at this time.

PUBLIC HEARING: Public hearing is tentatively scheduled for June 5, 2018 before the Renton
Hearing Examiner at 11:00 AM, in Renton Council Chambers on the 7th floor
of Renton City Hall.
Comments on the above application must be submitted in writing to Angelea Weihs, Associate Planner, Department of
Community & Economic Development, 1055 South Grady Way, Renton, WA 98057, by 5:00 p.m. on April 19, 2018. This
matter is also tentatively scheduled for a public hearing on June 5, 2018, at 11:00 AM, Council Chambers, Seventh Floor,
Renton City Hall, 1055 South Grady Way, Renton. If you are interested in attending the hearing, please contact the
Planning Division to ensure that the hearing has not been rescheduled at (425) 430-6578. If comments cannot be
submitted in writing by the date indicated above, you may still appear at the hearing and present your comments on the
proposal before the Hearing Examiner. If you have questions about this proposal, or wish to be made a party of record
