LUA15-000139 / ATS Expansion Lot Combination
Dear Ms. Allen :
The City of Renton has finished reviewing your proposed lot line combination and is now
ready to send the approved final version for recording, subject to the following
corrections:
1. Page 3 of 5, Parcel C, line 4 "Lots 10 & 12, inclusive;" should read "Lots 10 to 12,
inclusive;" and
2. Page 4 of 5, Revised Legal, line 4 "Lots 10 & 12, inclusive;" should read "Lots 10
to 12, inclusive;".
Please submit five sets of original signed lot combination documents and a check for
$15.81 made out to Champion Couriers to my attention at the sixth floor counter of
City Hall.
Please verify that the plan sets have been signed by all owners of record and have been
notarized with an ink stamp (not embossed). The ink stamp must be legible so that
King County will promptly record the lot line adjustment.
This decision to approve the proposed lot line adjustment is subject to a fourteen (14)
day appeal period from the date of this letter. Any appeals of the administrative
decision must be filed with the City of Renton Hearing Examiner by 5:00 pm, May 4,
2015. Appeals must be filed in writing together with the required fee with: Hearing
Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the
Examiner are governed by RMC 4-8-110 and information on the appeal process may be
obtained from the City Clerk's Office, (425) 430-6510.

Dear Ms. Allen:
The City of Renton has completed the initial review of your proposed lot line adjustment.
The following changes will be necessary in order for the City to approve your proposal:
1. The inclusion of easements in the legal descriptions (Original & Revised) is
unnecessary. The easements exist changes to the tax parcel and or legal lot
configuration don't change them at all. It is the land description that is of issue. The
descriptions of Original Parcels A & B are fine but the description of Parcel C is in error
in several respects; please refer to the Parcel A legal description contained in the deed
under King county recording number 2001016000660 which differs from what is
presented in the DECLARATION of LOT COMBINATION, specially the lack of "And
Together with East one half of vacated alley adjacent to Lots 13 & 14 and adjacent to
the south 15 feet of Lot 15," more correctly stated as "AND TOGETHER WITH the East
one half of vacated alley adjacent to Lots 13 & 14 and the south 15 feet of Lot 15." In
addition the Parcel C description should include "AND TOGETHER WITH the west half
of that portion of vacated Whitworth Ave S, per City of Renton Ordinance No. 5353,
effective March 6th, 2008, adjacent to Lots 13 & 14 and adjacent to the south 15 feet
of Lot 15."
2. The Revised legal description should be revised to include the corrections noted
above and end with the following (an expanded version ofthe closing clause offered):
All situate in the Southeast quarter of Section 18, Township 23 North, Range 5 East,
W.M., in the City of Renton, King County, Washington.
3. Please note that the County may not use this instrument to create a single Tax Parcel
for the property without a formal request to do so. This just creates a single legal lot
out of three.

4. Pagination for all pages of the Declaration of Lot Combination document need to be in
the form Page #of# (of pages); exclusive of the application.

consolidation to me at the sixth floor counter of City Hall. The revised plans will be routed
for final review and you will be notified when it is appropriate to submit the final signed
