Dear Mr. Mac Onie:
The City of Renton has finished reviewing your proposed lot line adjustment and is now ready
to approve and send the final version for recording. Please submit two sets of original signed
rhlays and a check for $15.81 made out to Champion Couriers to my attention at the sixth
floor counter of Cit Hall.
Please verify that the mylars have been signed by all owners of record and have been notarized
with an ink stamp (not embossed). The ink stamp must be legible so that King County will
promptly record the lot line adjustment.
This. decision to approve the proposed lot line adjustment is subject to a fourteen (14) day
appeal period from the date of this letter. Any appeals of the administrative.decision must be
filed with the City of Renton Hearing Examiner by 5:00 pm, July 1; 2013.
Appeals must be filed in writing together with the. required fee with: Hearing Examiner, City of
Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Examiner are governed by
RMC 4-8-110 and information on the appeal process may be obtained from the City Clerk's
Office, (425) 430-6510.

Narrative
Cedar River Trail Lot Line Adjustment
The Washington State Department of Transportation (WSDOT) is conveying a portion of the former
Burlington Northern Railroad Company's railroad right of way to the City of Renton. The right of way lies
in the 5 % of Section 17 and the 5W % of Section 15, Township 23 North, Range 5 East, W.M., south of
the City River between 1-405 and the railroad bridge crossing the Cedar River just east of the City's
Riverview Park. A portion of the City's Cedar River Trail lies within the railroad right of way. The right of
way will be combined with several City owned properties adjoining to the south resulting in two parcels.
This process is beyond the scope of a simple Lot Combination because WSDOT in conveying only a
portion of one of its two underlying parcels thus necessitating a legal subdivision. This will also
monument the boundary line between the City and WSDOT portions of the railroad right of way.
All of the property at issue is zoned Resource Conservation and falls within the City's Cedar River Natural
Area.

A strip of land 100 feet wide, being 50 feet on each side of and parallel
with the RR line survey of SR 405, Renton "S" Curves, lying between

line survey. Westerly and Easterly ends of said strip are lines drawn

Station RR 720+10+ of said line survey and Highway Engineer's Station
