copies of the Mylar for recording with King County.
The recording instructions in order are as follows:
1. Record the short plat mylars.
2. Request King County to return one of the executed mylars to us for our records.
Please have the Courier take these documents via 8-hour service. A check in the
amount of $15.81 made out to Champion Couriers is attached.
According to Finance, the King County recording fees for this and all subsequent plat
recordings should be charged to account #000.000000.007.558.51.49.003.

Hi Darrell,
You told me today that this project went to Kayren Kittrick originally and then she gave it to Jerry Wasser, Planner, to
start the review. I also sent it to Bob Mac Onie for review and his only comments are to correct the LND number on the
mylar to LND-20-0588 and to add "Short Plat" after "Ravenna" under Restrictions of Record, Item 3. Otherwise Bob has
signed off for Technical Services. Jerry Wasser has also signed off for Planning.
I have sent a request to review this short plat to Jan Illian and she will process that review for Plan
Review. Please contact her with questions (425-430-7216). I will not ask you for mylars until she or
someone from Plan Review signs off. Also, I will be gone for the next three days but should be back in the
office on Monday, September 30'h and will check on how this review process is going. Have a great day.

1. Project Description/Background
The proposed project site is 11,565 square feet (0.27 acre) in size. This parcel was originally
created as Lot 1 of the Ravenna (aka Honeybrook Circle) Plat, LUA12-000220, FP.
Infrastructure (including water, sanitary sewer, stormwater detention, and street
improvements), and landscaping for this short plat were installed as part of the construction
for the Ravenna Plat which was recorded on June 20, 2013.
Proposed Lot 1 of this short plat would have an area of 5,813 square feet; an existing single-
family house which was constructed as a model home for the Ravenna Plat would remain on
this lot. Proposed Lot 2 would have an area of 5,752 square feet for the future development of
a single-family house.
The Ravenna Plat originally had a density of 7.7 dwelling units per net acre (du/ac) and the
current short plat has a net density of 7.5 du/ac. RMC 4-4-070N requires that any further
subdivision of lots in a plat must be consistent with the applicable maximum density as
measured with the plat as a whole. Such overall density would be 8.28 du/ac. Calculations for
minimum and maximum density that result in a fraction that is 0.50 or greater shall be
rounded up to the nearest whole number; those density calculations resulting in a fraction less
than 0.50 shall be rounded down to the nearest whole number; therefore this short plat falls
within the appropriate R-8 density range.

SEPA Environmental Review pursuant to WAC 197-ll-800(6)(a). Therefore, this short plat is
exempt from environmental review.

5. Consistency with Short Plat Criteria
Approval of a plat is based upon several factors. The following short plat criteria have been
established to assist decision-makers in the review of the plat:

1. CONFORMANCE WITH THE COMPREHENSIVE PLAN: The site has the Comprehensive Land
Use designation of Residential Single Family (RSF). Land designated RSF is intended to be used for
high quality detached, single-family residential development organized into neighborhoods at
urban densities. It is intended that larger subdivisions, infill development, and rehabilitation of
existing housing be carefully designed to enhance and improve the quality of single family living
environments. The proposal is consistent with the following Comprehensive Plan Land Use and
Community Design Element policies, if all conditions of approval are met, unless noted otherwise:
Policy LU-158. Net development densities should fall within a range of 4.0 to 8.0
,I dwelling units per acre in Residential Single Family Neighborhoods.
,I Policy CD-14. Infill development, defined as new short plats of nine or fewer lots, should
be encouraged in order to add variety, updated housing stock, and new vitality to

structures, vegetation, and location of entries and walkways, to reflect the site planning
and scale of existing areas.
2. COMPLIANCE WITH THE UNDERLYING ZONING DESIGNATION: Objectives and policies of the
Comprehensive Land Use Plan RSF designation are implemented by Residential 8 zoning (R-8).
RMC 4-2-llOA provides development standards for development within the R-8 zoning
classification. The proposal is consistent with the following development standards if all
conditions of approval are met, unless noted otherwise:
./ Density: The minimum density allowed in the R-8 zone is 4 du/ac and the maximum
density permitted is 8.0 du/ac. Net density is calculated after the deduction of critical
areas, areas intended for public rights-of-way, and private access easements.
Calculations for minimum and maximum density that result in in a fraction that is 0.50 or
greater shall be rounded up to the nearest whole number; those density calculations
resulting in a fraction less than O.SO shall be rounded down to the nearest whole
number. Accessory dwelling units shall be included in density calculations .

./ Setbacks: The minimum front yard setback in the R-8 zone is 15 feet; the minimum side
yard setback is 5 feet, and, 15 feet if along a public street; the minimum rear yard is 20
feet.
The existing house on Proposed Lot 1 meets these setback requirements. The existing
house has front yard setback of 15 feet, side yard along NE 6'h Street of 15 feet, a rear
yard of 20 feet, and a northerly side yard of 5 feet. Setbacks for Proposed Lot 2 would
be verified at the time of building permit review .
./ Building Standards: The R-8 zone permits one single-family residential structure per lot.
Accessory structures are permitted at a maximum of two per lot with a maximum size of
720 square feet each, or a maximum of one per lot with a maximum size of 1,000 square
feet. Accessory structures are permitted only when associated with a primary structure
located on the same parcel.
The maximum building height in the R-8 zone is 30 feet. The maximum building
coverage for lots greater than 5,000 square feet is 35% or 2,500 square feet, whichever
is greater. The maximum impervious surface coverage is 75%.
The existing house on Proposed Lot 1 conforms to these standards; building coverage
is approximately 24% and impervious surface coverage is well under 75%. Building
standards for Proposed Lot 2 would be verified at the time of building permit review .
./ Landscaping: Landscaping is required for all subdivisions, including short plats. A
detailed landscape plan must be approved prior to issuance of street or utility

Ten feet of onsite landscaping is required along all public street frontages, with the
exception of areas for required walkways and driveways. Two trees are required within
the front yard setback of each lot if street trees are not provided.
Street improvements (including a landscape strip with street trees on NE 61h Street,
Field Place NE, and Graham Avenue NE) and utility improvements were installed as
requirements of the Ravenna Plat which recorded on June 20, 2013. These street
improvements were completed on all street frontages for currently Proposed Lots 1
and 2. Onsite landscaping has already been provided on Proposed Lot 1. Onsite
landscaping for Proposed Lot 2 would be verified at the time of building permit review.
~ Tree Retention: Existing trees shall be retained where feasible. RMC 4-4-130 requires
the retention of 30% of significant trees. If the required number of trees cannot be
retained, they must be replaced according to RMC 4-4-130H.
There are no significant trees on the proposed project site.
~ Parking: Off-street parking for two vehicles per residential unit is required.
The existing house on Proposed Lot 1 conforms to this standard. Off-street parking
would be verified for Proposed Lot 2 at the time of building permit review.
3. DESIGN STANDARDS: Residential Design and Open Space Standards (RMC 4-2-115) are
applicable in the R-8 zone. The Standards implement policies established in the Land Use and
Community Design Elements of the Comprehensive Plan. Compliance with Site Design Standards
must be demonstrated prior to approval of the subdivision. Compliance with Residential Design
Standards would be verified prior to issuance of building permits. The proposal is consistent with
the following design standards, unless noted otherwise:
N/A Lot Configuration: This standard applies to subdivisions of four or more street-fronting
lots. The proposed project is a 2-lot subdivision.
~ Garages: The existing house on Proposed Lot 1 was constructed as a model home for
the Ravenna Plat and is not subject to RMC 4-2-115, Residential Design Standards.
Conformance for Proposed Lot 2 would be verified at the time of building permit
review.
~ Primary Entry: The existing house on Proposed Lot 1 was constructed as a model home
for the Ravenna Plat and is not subject to RMC 4-2-115, Residential Design Standards.

Proposed Lot 1 fronts on Graham Avenue NE and is accessed via an existing driveway
from Graham Avenue NE; Proposed Lot 2 fronts on Field Place NE and is accessed via
an existing driveway cut from Field Place NE.
,/ Streets: Street improvements including curbs, gutters, landscape strips, and sidewalks
along NE 61h Street, Field Place NE, and Graham Avenue NE were installed as part of
the Ravenna Plat which was recorded on June 20, 2013.
,/ Blocks: Blocks shall be deep enough to allow two tiers of lots.
No new blocks would be created as result of the proposed short plat.
5. AVAILABILITY AND IMPACT ON PUBLIC SERVICES:
,/ Police: The Renton Police Department has commented that the proposed project would
have minor impacts
,/ Fire: Sufficient resources exist to furnish fire and emergency services to the proposed
development subject to the applicant providing Code required improvements and Fire

Impact Fees.
Fire Impact Fees are assessed at the time of building permit application and are
payable at the time of building permit issuance. The fee is assessed per new single-
family house at the rate in place at the time of building permit application. The
current Fire Impact Fee is $479.28 per new single-family house.
,/ Schools: The Renton School District has verified that existing schools would have the
capacity to accommodate the anticipated increase in enrollment from the proposed
project. The subject project is subject to Renton School District Impact Fees.
Students would attend Sierra Heights Elementary, McKnight Middle, and Hazen High
Schools.
School Impact Fees are assessed per new single-family house at the time of building
permit application and are payable at the time of building permit issuance. The
current Renton School District impact Fee is 6,395.00 per new single-family house.
,/ Parks: Although there would be no significant impacts to the City of Renton Park
System as a result of the proposed project, an impact fee is required of all new
residential development.
Park Impact Fees are assessed at the time of building permit application and are
payable at building permit issuance. The fee is assessed per new single-family lot at
the rate in place at the time of building permit application. The current Park Impact
Fee is $530. 76.
,/ Stormwater: Stormwater facilities for the proposed project were provided as part of
the approval process for the Ravenna Plat which was recorded on June 20, 2012. The
stormwater detention facility was designed to accommodate the additional lot from
the current short plat. Best Management Practices (BMP) for the new lot shall comply
with the 2009 KCSWDM as amended by the City of Renton and the previously
recorded plat and report.
,/ Water Service: Water mains were provided as part of the approval process for the
Ravenna Plat which was recorded on June 20, 2013. Water system development fees
for water are based on the size of the new domestic water meters that will serve each
home.
,/ Sanitary Sewer Service: Sewer mains were provided as part of the approval process
for the Ravenna Plat which was recorded on June 20, 2013. Sanitary Sewer
Development Fees are based on the size of the new domestic water meters to serve
each new house on each new lot.
,/ Transportation: Traffic impact fees are assessed at the time of building permit
application and are payable at building permit issuance. The fee is assessed at the
rate in place at the time of building permit application. The current Transportation
Impact Fee is $717.75 per new single-family house.

H. FINDINGS:
Having reviewed the written record in the matter, the City now enters the following:
1. Request: The project proponent has requested approval of a short plat subdivision of an
11,565 square foot (0.27 acre) property in the East Plateau into two lots for development with
single-family residential structures. The project would have a density of 7.5 du/ac.
2. Application: The application satisfies all of the requirements for a short plat application
submittal for the property located at 603 Graham Avenue NE. The application was submitted
on July 24, 2013.
3. Comprehensive Plan: The subject property has a Comprehensive Plan land use designation of
Residential Single Family (RSF). The proposed project furthers the objectives and policies of
the RSF section oft he Land Use Element of the Comprehensive Plan. The objectives and
policies of the Community Design Element are also supported by the project as proposed.
4. Zoning: The Comprehensive Plan objectives and policies of the RSF land use designation are
implemented by the standards and regulations of the R-8 zone. The project site is zoned
Residential -8 dwelling units per acre.
5. Subdivision Regulations: The short plat, as proposed, would satisfy the requirements of RMC
4-7 Subdivision Regulations.
6. Surrounding Land Uses: Single-family residential structures and R-8 zoning surround the
subject property on all sides.
7. Setbacks: Minimum setback requirements would be met.
8. Density: The project would have a density of 7.5 du/ac. The overall density of the Ravenna
Plat, including the subject short plat, would be 8.28 du/ac which would be within the R-8 zone
density range when using the Code density rounding provision as per RMC 4-11-040.
9. System Development Charges: Surface Water, Water System, and Sanitary Sewer
Development Charges are required.
10. Public Utilities: Impacts to public services are assessed on a per single-family dwelling basis at
the rate in place at the time of building permit application.
11. Stormwater: The stormwater detention facility for the Ravenna Plat was designed to
accommodate the subject project.
12. Homeowners Association: A note on the face of the short plat will indicate "This site is subject
to covenants, conditions, restrictions, easements, notes, and setbacks, if any, as set forth in or
delineated on the Plat of Ravenna as recorded under recording number 20130620001193.
I. CONCLUSIONS:
1. The subject site is located in the Residential Single Family (RSF) comprehensive plan
designation and complies with the goals and policies established with this designation.

2. The subject site is located in the (R-8) zoning designation and complies with the zoning and
development standards established with this designation provided the applicant complies
with City Code.
3. The proposed two-lot Ravenna Short Plat complies with the subdivision regulations as
established by City Code and state law provided all advisory notes are complied with.
4. The proposed Ravenna Short Plat, LUA13-000961, SHPL-A, complies with the street
standards as established by City Code, provided the project complies with all advisory
notes contained herein.
5. The covenants, conditions, and restrictions in place for the Ravenna Plat would also be
applicable to the subject short plat.
J. DECISION;
The Ravenna Short Plat, File No. LUAB-000961, SHPL-A, is approved with the following
condition:
1. A note shall be recorded on the face of the short plat which states that the short plat is
subject to the covenants, conditions, and restrictions, easements, notes, and setbacks, as
set forth in or delineated on the Plat of Ravenna as recorded under recording number

K. LAND USE ACTION APPEALS, REQUEST FOR RECONSIDERATION, & EXP/RATION:
The administrative land use decision will become final if the decision is not appealed within 14 days of
the decision date.
APPEAL: This administrative land use decision will become final if not appealed in writing to the
Hearing Examiner on or before 5:00 PM on August 29, 2013. An appeal of the decision(s) must be
filed within the 14-day appeal period (RCW 43.21.C.075(3); WAC 197-11-680). Renton Municipal
Code Section 4-8-110.B governs appeals to the Hearing Examiner. Appeals must be filed in writing
together with the required fee to the Hearing Examiner, City of Renton, 1055 South Grady Way,
Renton, WA 98057. Additional information regarding the appeal process may be obtained from the
City Clerk's Office, Renton City Hall -7th Floor, (425) 430-6510.
EXPIRATION: The administrative short plat decision will expire two (2) years from the date of decision.
A single one (1) year extension may be requested pursuant to RMC 4-7-070.M.
RECONSIDERATION: Within 14 days of the decision date, any party may request that the decision be
reopened by the approval body. The approval body may modify his decision if material evidence not
readily discoverable prior to the original decision is found or if he finds there was misrepresentation of
fact. After review of the reconsideration request, if the approval body finds sufficient evidence to
amend the original decision, there will be no further extension of the appeal period. Any person
wishing to take further action must file a formal appeal within the 14-day appeal time frame.
THE APPEARANCE OF FAIRNESS DOCTRINE: provides that no ex parte (private one-on-one)
communications may occur concerning the land use decision. The Doctrine applies not only to the
initial decision, but to Appeals to the Hearing Examiner as well. All communications after the
decision/approval date must be made in writing through the Hearing Examiner. All communications
are public record and this permits all interested parties to know the contents of the communication
and would allow them to openly rebut the evidence in writing. Any violation of this doctrine could
result in the invalidation of the appeal by the Court.
ADVISORY NOTES TO APPLICANT
The following notes are supplemental information provided in conjunction with the administrative
land use action. Because these notes are provided as information only, they are not subject to the
appeal process for the land use actions.
Planning:
1. Construction activities shall be restricted to the hours of 7:00 am to 8:00 pm, Monday through
Friday. Work on Saturdays shall be between the hours of 9:00 am and 8:00 pm. No work shall be
permitted on Sundays.
2. RMC 4-4-030C.2 limits haul hours between the hours of 8:30 am and 3:30 pm, Monday through
Friday unless otherwise approved by the Department of Community and Economic Development.

I have completed a preliminary review for the above-referenced 2 lot short plat proposal located on the
north side of NE 61h St between Fields Ave NE and Graham Ave NE all in Sect. 10, Twp 23N Rng 5 E. The
following comments are based on the pre-application submittal made to the City of Renton by the
applicant.
Water
1. This site is not located in the City of Renton water service boundary. It is located in the Water District
90 area, and a Certificate of Water Availability is required and shall be submitted prior to formal
application.
2. This site is not located in the Aquifer Protection Zone.
3. The project will need to provide domestic service and fire service to serve the proposed
development.
4. Per the City Fire Marshal, the preliminary fire flow requirement for a single family home is 1,000 gpm
minimum for dwellings up to 3,600 square feet (including garage and basements). If the dwelling
exceeds 3,600 square feet, a minimum of 1,500 gpm fire flow would be required. A minimum of one fire
hydrant is required within 300-feet of the proposed buildings and two hydrants if the fire flow goes up
to 1,500 gpm. Lateral spacing of fire hydrants is predicated on hydrants being located at street
intersections.

Sanitary Sewer
1. This site is located in the City of Renton sanitary sewer service boundary.
2. There is currently a project under construction for the sanitary sewer improvements. See City of
Renton sanitary sewer drawing #S-3391 for details.
3. Proposed project plans need to indicate how the lots of the new development will be served with
sanitary sewer service.
4. This proposal is located in the East Renton Special Assessment District (SAD 0002). These fees are
$316.80 per connection and shall be paid at the time a construction permit is issued, and prior to
recording the short plat.
5. The Sanitary Sewer System Development Charges (SDC) are based on the size of the domestic water
meters. These fees are collected at the time a construction permit is issued, and prior to the recording
of the short plat.
Storm Drainage
L A conceptual drainage plan and report is required to be submitted with the formal application for the
short plat. A drainage control plan designed per the King County Surface Water Manual 2009 is
required. Once construction on Honeybrook Circle is complete all street improvements, storm, sewer,
and water should be already installed for this short plat.
2. The conceptual storm drainage plan needs to address how the roof runoff from the new lots will be
handled.
3. The Surface Water SDC fees are $1,012 per lot. These fees are collected at the time a construction
permit is issued.
Transportation/Street
1. There is currently a project under construction called Honeybrook Circle that is installing the curb,
gutter sidewalk improvements.
2. All lot corners at intersections of dedicated public rights-of-way shall have minimum radius of fifteen
feet.
3. Once construction is complete on Honeybrook Circle, there will not be any additional street work
required for this short plat.
4. Power needs to be underground.
5. All new electrical, phone and cable services and lines must be undergrounded. The construction of
these franchise utilities must be inspected and approved by a City of Renton public works inspector prior
to recording the plat.
6. Traffic mitigation fees do not apply if the project does not trigger a SEPA review.
General Comments
1. All required utility, drainage, and street improvements will require separate plan submittals
prepared according to City of Renton drafting standards by a licensed Civil Engineer.

2. All plans shall be tied to a minimum of two of the City of Renton Horizontal and Vertical Control
Network.
3. Permit application must include an itemized cost estimate for these improvements. Half of the fee
must be paid upon application for building and construction permits, and the remainder when the
permits are issued. There will be additional fees for water service related expenses. See Drafting

General: We have completed a preliminary review of the pre-application for the above-
referenced development proposal. The following comments on development and
permitting issues are based on the pre-application submittals made to the City of
Renton by the applicant and the codes in effect on the date of review. The applicant is
cautioned that information contained in this summary may be subject to modification
and/or concurrence by official decision-makers (e.g., Hearing Examiner, Community &
Economic Development Administrator, Public Works Administrator, Planning Director,
Development Services Director, and City Council). Review comments may also need to
be revised based on site planning and other design changes required by City staff or
made by the applicant. The applicant is encouraged to review all applicable sections of
the Renton Municipal Code. The Development Regulations are available for purchase
for $100.00 plus tax, from the Finance Division on the first floor of City Hall or online at
www.rentonwa.gov
Project Proposal: The subject property is located on NE 6'h Street between Fields
Avenue NE and Graham Avenue NE. The project site slopes downward to the south.
The property is zoned Residential -8 dwelling units per acre and is approximately
12,023 square feet in area. The applicant is proposing to subdivide the property into 2
lots. The subject site is Lot 1 of the Honeybrook Circle Preliminary Plat (LUA06-143).
That plat has not yet been recorded and is currently under construction. Vehicular
access to Proposed Lot 1 would be via a new driveway from Fields Avenue NE and
access to Proposed Lot 2 would be via a new driveway from Graham Avenue NE.
Current Use: The property is currently vacant with clearing, grading, utilities
construction activities taking place prior to recording the Honeybrook Circle Preliminary
Plat (LUA06-143).
Zoning/Density Requirements: The subject property is zoned Residential-8 dwelling
units per acre (R-8). The minimum density in the R-8 zone is 4.0 dwelling units per net
acre (du/ac) and the maximum density is 8.0 du/ac. Private access easements, critical
areas and public right-of-way dedications are deducted from the total area to determine
net density. While no formal Density Worksheet was submitted, the applicant has

submitted calculations which indicate that the proposed Z-lot short plat would have a
density of 7.14 dwelling units per net acre. Because the underlying plat {LUA06-143)
would be further subdivided by the current Z-lot short plat proposal, net density must
be calculated on the overall area. Therefore, the applicant has also provided
calculations if 15 lots were to be proposed on the overall site which would result in a
net density of 8.Z dwelling units per net acre. RMC 4-11-040 Density, Net states that
those net density calculations which result in a fraction that is less than 0.50 shall be
rounded down to the nearest whole number; in this case that is 8.0 du/ac. This
rounded net density complies with the density range of the R-8 zone.
Development Standards: The project would be subject to RMC 4-2-llOA, "Development
Standards for Single Family Zoning Designations" effective at the time of complete
application. A copy of these standards is included.
Minimum lot Size. Width and Depth -The minimum lot size permitted in Zone R-8 is
5,000 square feet for parcels less than one acre. Minimum lot width for corner lots is
60 feet and minimum lot depth is 65 feet. The dimensions indicated on the submitted
site plan comply with these requirements.
Building Standards -The R-8 zone allows a maximum building coverage of 35% of the lot
area or 2,500 square feet, whichever is greater for lots over 5,000 square feet in size.
The maximum impervious coverage in the R-8 zone is 75%. Building height is restricted
to 30 feet. Detached accessory structures must remain below a height of 15 feet and
one-story. Accessory structures are also included in building lot coverage calculations.
Compliance with building standards will be determined at the time of building permit
review for any new structures.
Setbacks -Setbacks are the minimum required distance between the building footprint
and the property line and any private access easement. The required setbacks in the
Zone R-8 are:
Front yard -15 feet for the primary structure.
Rear yard -20 feet.
Side yards -5-feet, except 15-feet for side yards along a street.
Residential Design and Open Space Standards: The Residential Design and Open Space
Standards contained in RMC 4-2-1215 would be applicable to any new residential
structures. A handout indicating the applicable guidelines and standards is enclosed.
Please note that the proposed Z-lot short plat would be subject to the Residential
Design Standards.
Access/Parking: The applicant has indicated that access to Proposed Lot 1 would be via
a new driveway from Fields Avenue NE and access to Proposed Lot 2 would be via a new
driveway from Graham Avenue NE. Such driveway cuts have been indicated on the
approved Landscape Plan for the Honeybrook Preliminary Plat (LUA06-143).

Landscaping and Open Space: Landscaping must conform to the approved Landscape
Plan for the Honeybrook Circle Preliminary Plat (LUA06-143}.
Significant Tree Retention: Conformance with the tree clearing plan for the
Honeybrook Circle Preliminary Plat (LUA06-143} would be required.
Critical Areas: There are no mapped critical areas located on the project site.
Environmental Review: The proposed project would be categorically exempt from
Environmental (SEPA} regulations.
Permit Requirements: The proposal would require approval of an administrative short
plat. The administrative short plat request would be reviewed within an estimated time
frame of 6 to 8 weeks. The fee for a short plat application is $1,442.00 ($1,400.00 plus
3% Technology Surcharge Fee}. Detailed information regarding the land use application
submittal is provided in the attached handouts. Please note that a formal application
for the proposed 2-lot short plat cannot be accepted until such time as the
Honeybrook Circle Preliminary Plat (LUAOG-143} final plat has been recorded.
Impact/Mitigation Fees: In addition to the applicable construction and building permit
fees, the following mitigation fees would be required prior to issuance of building
permits. Impact fees, which would replace mitigation fees, may be adopted prior to
building permit approval for which an applicant may vest to impact/mitigation fees.
Those fees have yet to be determined. Currently fees are the following:
• A Transportation Mitigation Fee based on $7S.OO per each new
average daily trip attributable to the project;
• A Fire Mitigation Fee based on $488.00 per new single-family
residence; and,
• A Renton School District Impact fee based on $6,392.00 per each
new single-family residence and is payable prior to issuance of
building permits.
• Park Mitigation Fee based on $530.76 per each~ single-family
residence.
A handout listing all of the City's Development related fees is attached for your review.
Expiration: Upon approval, the short plat is valid for two years with a possible one year
extension which must be requested prior to expiration.

PROJECT NARRATIVE
The proposal is to sub-divide lot 1 of the Ravenna Plat into two single family lots. The property is located
north of NE 6th Street and west of Field Place NE. There is an existing house that has been constructed and
finalized on the east side, future lot 1 (603 Graham Avenue NE).
Permits required: Land Use Action permit and Building permits
Zoning designation: The property is zoned Single Family Residential R-8. The surrounding area is zoned
single-family residential.
Current Use: Residential single family
Special features: No sensitive areas or special features are on or near the property.
Soil Type/Drainage: The site is underlined with dense Alderwood series soils. The drainage design for
the proposed short plat was included within the plat of Honeybrooke Circle. Lot coverage restrictions
(impervious area) are proposed to mitigate developed runoff.
Proposed use: 2 single family residences
Access: Access to the project would be from Field Place NE and Graham Avenue NE.
Proposed Off site improvements: No improvements are proposed -all improvements were installed as
part of the plat of Honeybrooke Circle.
