Thank you for getting back to us. Please find answers to your questions below:
1. Identify what use (or uses) you think the operation falls under and if you are searching for additional
land use approvals such as an Administrative or Hearing Examiner Conditional Use, or any
variances
1. We would be using the space primarily as our office for our staff to do day-to-day tasks (emails,research, writing, internal meetings) as well as to meet with community members who we areproviding mediation type work. We would also host training and workshops in the space. We alsohope to use the space as an occasional retreat space where people can come together and engage inrestorative practices with one another. Retreats may be held as day-long or overnight (typically 1-3nights)2. Include and identify the number of occupants that you think will be on the property at a given time, aschedule of operations, including parking mitigation for those occupant
1. There would be typically a maximum of 8-10 employees present typically between 9am-6pm,
M-F. We facilitate occasional gatherings of around ~25 people that may occur during the
week, evening, or weekends. As needed, people can park offsite + carpool3. To make the most out of your pre-application time, it would also be helpful if you took a look at thecritical areas and shoreline code to determine if any work you will be doing on the property will trigger anenvironmental review. Please see the associated codes below:
1. We will not make any changes that potentially affect a critical area or its buffer. We intend tomaintain the natural environment as is; it will provide a tranquil setting for our staff andparticipants.

Our Planner has reviewed your pre-application and has the following findings:
The property the applicant wishes to locate is in the COR (Commercial Office Residential) zone.
COMMERCIAL OFFICE RESIDENTIAL ZONE (COR):
The purpose of the Commercial Office Residential Zone (COR) is to provide for a mix of intensive office,
hotel, convention center, and residential activity in a high-quality, master-planned development that is
integrated with the natural environment. Commercial retail and service uses that are architecturally
and functionally integrated are permitted. Also, commercial uses that provide high economic value may
be allowed if designed with the scale and intensity envisioned for the COR Zone. The scale and location
of these sites will typically denote a gateway into the City and should be designed accordingly.
