SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) for all single family
home lots within the Saddlebrook Division I project (Final Plat LUA
13-000704). The proposal is for all 14 lots within the subdivision, lot

1. Garages
Choose one:
sizes range from 9,400 to around 10,700 square feet located in the
Residential-4 dwelling units per acre (R-4) zone. The applicant is
requesting approval of all homes' front porch and garage designs
where these homes are required to have a front porch extended 8
feet in front of all garage facades where a garage is greater than 50
percent of the front of the home if other garage requirements are
not met.
D Recessed 8' from the front of the house and/or front porch; or
D Roof extends 5' beyond garage front at least the width of the garage and the
porch/stoop; or
D Alley Accessed; or
D Located so that the entry does not face a street or an access easement; or
D Sized so it represent no greater than 50% of the front fa~ade width at ground level; or
D Detached; or
~ Alternative that meets guidelines (Explain) The proposed single-family residences
within the subdivision would have three-car garages, The Residential Design
Standards state that if the garage portion of the front fa~ade is wider than 26' feet,
a setback of at least 2' feet is needed or an alternative that meets the guidelines. For
all residences within the subdivision, a 2' foot setback is provided for the third
garage, setback from the front of the two-car garage. The applicant proposes
modern craftsman-style architecture where all other Residential Design Standards
are met (Attachments).
And, ifthe garage is wider than 26', choose one:
~ The portion greater than 26' is setback at least 2'; or
D Alternative that meets guidelines (Explain)
RMC 4-9-2S0D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.

DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-250D2 for approval of modifications_
Therefore, the garage modification of the Residential Design Standards for the proposed single-

Dear: Chip Vincent CED Administrator & Kris Sorensen Associate Planner:
America Classic Homes has been building homes in the Renton area for a number years. With each of
our commuuities we strive to build a quality product that not only enhances the lives of our buyers but
beautifies the Renton Community. I am submitting a modification request for the 4-2-115 Residential
Design The guidelines for 4-2-115 states, "The visual impact of garages shall be minimized, while
porches and front doors shall be the emphasis of the front of the home. Garages shall be located in a
manner that minimizes the presence of the garage and shall not be located at the end of view corridors.
Alleyway access is encouraged. Ifused, shared garages shall be within an acceptable walking distance to
the housing unit it is intended to serve."
We are requesting the following guideline be modified;
1. Garage recessed from the front of the house and/or front porch at least eight feet (8').
We believe our request for the code modification is justified based on the following reasons:
I. All of our plans submitted moving forward will have a 3'd car garage that is recessed two feet
(2').
2. As the plan is shown now we provide pop outs, larger than average windows and unique roof
lines to provide additional curb appeal.
3. We have built this home in The City of Sammamish for $650,000.00 over the last 24 months in
the community "The Crossings."
