SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) on a proposed 3,407
square foot single-family house. The proposed project site is 9,975
square feet located in the Residential· 8 dwelling units per acre (R·
8) zone. The applicant is requesting approval of a 3-car garage that
is roughly 60% of the front fac;ade of the home to be allowed to
project in front of the front entry porch and meet the Garage
standard guideline.

D Roof extends 5' beyond garage front at least the width of the garage and the
porch/stoop; or

The applicant states and staff concurs that the proposed 3-car garage's visual impact at 32
feet of the 52 feet of total front fai;ade will be mitigated by recessing the third car garage
back 3 feet and adding design treatments to the garage doors and garage siding to improve
overall house design_ Design treatments for the large two-car garage door and third single
vehicle garage door will be improved to a Carriage Style look with small windows at the top
and added Carriage Style hardware (see photo of example garage in Attachment "A"). A
stone veneer skirting is used across the frant fai;ade where garage door sides are and front
entry support posts are located (see house elevations in Attachment {"B"). Additionally, the
side elevation of the third car garage will be improved as part of this modification request to
have shake siding materials to provide visual continuity with the front fai;ade dormers.
RMC 4-9-2500.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose of the Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 of the 5 criteria listed in RMC 4-9-25002 for approval of modifications.
Therefore, the 4916 NE 7'h St Residential Design Modification of the residential design
standards for the proposed single-family residential structure, Project Number LUAB-001548,
MOD is approved.

Mr. Vincent & Mr. Sorenson,
The purpose of this letter is request a variance regarding the above mentioned permit
number concerning RMC 4-2-l l 5F -Garage Standards for R4 and R8 zoning.
We are hopeful that the variance will be granted for this home. We plan to add windows
to the garage door, additional hardware for the Carriage Style door, we have recessed the
third bay from the two car bay by 3 feet, installation of a belly band (if needed), as well
as shake at the roof peak to harmonize with the front of the home. Please see enclosed
photos and plan for further details. Additionally, this home will be constructed within an
established community and will have excellent curb appeal.
