RE: Pre -Application Request for Walker's Renton Subaru's proposed service shop expansion and
new service reception center facility.
To All Staff:
The Subaru Corporation is requiring Walker's Renton Subaru to increase their service department's
capacities to renew their franchise agreement. Subsequently, additional land/parcels are needed.
The existing service shop located at 519 SW 12th St will retain the existing (16) service bay wing to the east
while the west half of the building will be replaced with additional service bays, parts storage and support
spaces.
Parcels 3340404865170 will be developed into the service reception center (SRC). These parcels are being
acquired and a Phase 1 environmental site assessment is being performed. The service reception center will
have an enclosed customer drop-off and pick-up, service advisors, customer waiting, parts retail and 8 to 10
parking stalls. The service technicians would drive the customer's car to & from the service shop.
In addition to staff s normal review comments, we would like staff to address the following issues:
A. Service Reception Center:
i. Please confirm proposal is allowed within the current zoning.
ii. What are the building setbacks & height limitations?
iii. Will any land use permit i.e., CUP be required and if so, please explain the process?
iv. Will a siteibuilding design review process be required and if so, please explain?
V. What frontage improvements will be required?
vi. What are the landscaping requirements?
vii. Will street lighting be required and if so, explain the requirements?
viii. Will fire sprinkler & alarm systems be required?
ix. Will a fire hydrant be required?
B. Existing Service Shop:
i. Will any land use permit i.e., CUP be required and if so, please explain the process?
ii. Will a site/building design review process be required and if so, please explain?
iii. What frontage improvements will be required?
iv. What will be the landscaping improvements?
V. Please confirm that the existing service shop area to remain will not be subject to any
2021 IBC and 2021 WSEC requirements (there are no proposed changes to this area).
