To respond to your drainage question: “How and at what frequency will the area be monitored?”
-The French Drain monitoring will be checked monthly by the Horton on-site superintendent during the home construction phase, and continuing during the 2-yr maintenance bond period either
by the superintendent, or Seattle division construction project manager if necessary; with an emphasis on inspection during major rain events when more than 1-inch falls in a 24-hour
period. Ponding or sheet flow visible during inspection will be emailed to the project manager, who will distribute that information for further review, and possibly geo-tech examination.

Thank you for sending this. I have only one comment/question. The plan indicates:
This area will continue to be monitored during the time the 2-year maintenance bond is in place to ensure that any stormwater impacts created by the detention vault construction have
been addressed. If over that time period a pattern is shown that groundwater is backing up and creating a drainage concern, further investigation can be explored to ascertain the origin
of the water and possible corrections.

Thank you for sending this over. We have reviewed and have the following comments/questions, please update the plan accordingly:
* In the recommendation section:
* Provide a map showing the proposed installation locations for the monitoring wells.
* Specify the frequency/criteria for which monitoring will take place.
* The recommendation indicates if groundwater is backing up as the only drainage concern. Specify all of the criteria which constitutes a drainage concern that would require mitigation
(groundwater, surface ponding, etc.).
* The recommendation only indicates a French drain could be installed, this needs to be more open ended to allow for mitigation measures as deemed necessary based on the testing results.

I need to bring this back to the forefront on the project. I received a call from the property owner today as they continued to experience abnormally wet conditions on their property
this winter that have caused them problems and we want to make sure this is resolved prior to completion.
This thread is the latest I have on the subject in which you and the DR team were doing some investigation and coming up with a solution. Not sure if you had some ideas or need to assess

I was able to get out to the site and take some pictures and send them to DR Horton. Still waiting on their response but I do agree that the issue can be resolved with probable a mixture
of a swale and French drain to intercept any runoff and direct it back to the public storm system.

As discussed we received a complaint from a neighbor and also during a site inspection are seeing drainage concerns on adjacent properties that I’d like you to take a look at and we
can discuss.
Parcel 1323059043 – the property owner contacted us indicating that they have experienced more standing water on their site than prior
Parcel 1323059058 – site visits show that there is standing water occurring approximately at the northern property line
The grading plan (screen shot below) has the site graded towards these properties. While the site grading does appear to follow the natural course it also appears to be concentrating
more water at the downslopes which is a likely contributor to the complaint and what was witnessed. In field discussion an idea was to have a French drain installed along the southern
and eastern sides of Tract C with a connection to the first manhole on the vault discharge. Can you take a look at the plans and let me know your thoughts to what we are hearing/seeing
and any solutions you’d propose.
