The site is a previous single-family homesite. The previous buildings were demolished by the
previous land owner and one concrete building pad remains.
d. Special site features (i.e., wetlands, water bodies, steep slopes)
The property contains a wetland along the western por�on of the site and offsite to the west
and south. The onsite wetland totals 10,250 square feet. The onsite buffer (50 �.) totals 16,052
square feet.
e. Statement addressing soil type and drainage condi�ons
There are two soil types on the subject property
• InC - Indianola loamy sand, 5 to 15 percent slopes (development site and wetland buffer)
• Sm—Shalcar muck (wetland)
The geotechnical analysis for this project describes that the site is appropriate for the proposed
Development, and the development site is able to bolster stormwater infiltra�on for
management of on-site stormwater. The discharge point of the project area is at the is at the
western por�on of the property via the exis�ng wetland system that drains north to Kennydale
Creek. The site is in Flood Zone X.

• Access through exis�ng flagpole to NE 20th – previous driveway;
• Parking in Garage;
• Proposed Impervious Surface – 0.3233 ac.;
