The site is designed with five (5) segments which are to be developed as follows:

OWNERSHIP PATTERN
The entire site is slated for individual home ownership. All individual owners will also belong to a common homeowners association which will see to maintenance and management of common facilities and restrictive covenants. Phase IV (the
multi-family section) will have a third level of ownership representation in that its property property and building maintenance will be self-sustained monetarily while still conforming to the covenants of the overall development. Thus the individual owners of the multi-family phase will have their own homeowners associ- ation. That association will designate an elected committee to represent itself. within the overall development's homeowners association. .
RESTRICTIVE COVENANTS - BASIC CONTENT
SINGLE FAMILY LOTS
- Front, side and rear yard setbacks for initial and future improvements - Height restrictions on all improvements - Material and color selections to be approved by design review committee appointed by the homeowners association - Restrictions of use and improvements in pedestrian easements
- Design standards for actual zero lot-line walls including restrictions ‘on fenestration and maintenance agreements with common neighbor Parking regulations on individual lots and streets (including rec. vehicles)
Landscape controls for streetscapes, pedestrian easements and common areas Design standards for all fencing, screening and yard walls Desigr standards for exterior lighting Pet regulations Noise regulations
MULTI-FAMILY COMPLEX

COMMON OPEN SPACE PRESERVATION & MAINTENANCE
The multi-family complex will maintain its own acreage through the implementation and enforcement of a maintenance fee collection process, That process will be Jegally binding to the City, to the condominium complex, and to the overall devel- opment and its comprehensive association. |
The singie family owners will also be logai iy bound via a fee collection process to insure open space preservation and maintenance,
Both o nership associations will incorporate a buildings and grounds committee wo inspect, advise and regulate matters concerning these common open spaces.

THE P.U.D. and THE COMPREHENSIVE PLAN
