HomeMy WebLinkAboutExhibit_02_Project_Narrative\\PHA-S19A\Company\Projects & Project Data\2021\21211_Larsen Development - Renton\Text\Applications\Modification Documents\_Working Components & Ref\4_Project Narrative_21211_Larsen Develoment.doc March 1, 2024 VIA Email: SAMorman@rentonwa.gov Samuel Morman, Civil Engineer II City of Renton 1055 S Grady Way Renton, WA 98057 RE: Larsen Development (PRE21-000277) – Modification Project Narrative 2211 Williams Ave S., Renton, WA 98055 Parcel No: 7222000087 Project Narrative Description of the project provided below. a) Project name, size and location of site: Larsen Development, property is 0.98 ac, frontage improvements to Williams Ave S and S 23rd Street proposed, existing house address is 2211 Williams Ave S. b) Zoning designation of the site and adjacent properties: Residential-8 (R-8) including surrounding properties. c) Current use of the site and any existing improvements: Existing house on parcel no. 7222000085, detached garage on parcel no. 7222000086, detached accessory building on parcel no. 7222000087, gravel parking area, and paved driveway. d) Special site features: Regulated slopes (< 10’ in height) on the north side of the property, existing ditch along the north and east side of the property. e) Statement addressing soil type and drainage conditions: Silty-sand fill overlying relatively dense glacial till (per Geotech Report), and current drainage conditions of the site is towards the ditches to the north and east that drain to an existing ditch off- site to the northeast. f) Proposed use of the property and scope of the proposed development: Development of 4 existing parcels under one ownership, improvements to frontage roads of Williams Ave S and S 23rd Street, improvements to existing access driveway, retaining walls, stormwater management facilities and conveyance systems, water main extension, hydrants, water services, sewer services, and dry utilities to serve existing parcels. g) Proposed off-site improvements: Pavement addition, curb & gutter, landscape strip, sidewalk, landscape walls, ADA ramps, stormwater conveyance systems, and water main extension within Williams Ave S and S 23rd Street. h) Total estimated construction cost and estimated fair market value of the proposed project: Estimated construction cost - $750K, estimated fair market value - $1M. Note that development of civil plans are in process and extent of required improvements are still to be determined. i) Estimated quantities and type of materials involved if any fill or excavation is proposed: Estimated total earthwork 1,500 cy (1,100 cy cut + 400 cy fill), fill material to be structural.
