PROJECT NARRATIVE
a. Project name, size and location of site:
The Imran Townhomes project is located at 2811 NE 13th St, Renton, WA 98056. The property is
identified by tax parcel number 722780-1700 and is approximately 15,800 square feet (0.36 acres) in
size.
b. Zoning designation of the site and adjacent properties:
The subject site is zoned Residential-14 (R-14). The Renton Comprehensive Plan designation for R-14
is Residential High Density (RHD). The R-14 zone allows for a maximum of 14 dwelling units per acre.
All properties immediately surrounding the project site are also zoned R-14.
c. Current use of the site and any existing improvements:
The present use for the subject property is one (1) duplex building. The building was built in 1943. It
has a finished area of 1,460 square feet. The duplex is graded ‘5 - Fair’ and in ‘Average’ condition, per
the King County Department of Assessor’s website. Existing improvements to the lots are consistent
with those associated with a duplex. The existing duplex is proposed to be removed.
d. Special site features:
The subject site topography is essentially with a very gentle slope east to west. The overall elevation
difference is less than 5 feet. According to the City of Renton Maps, there are no mapped critical

areas on-site.
e. Statement addressing soil type and drainage conditions:
Per the NRCS Web Soil Resource Report, the site’s soils are made up of Arents, Alderwood material
(AmC).
f. Proposed use of the property and scope of the proposed development (height, SF, lot coverage,
parking access, etc.):
The Imran Townhomes project proposes the construction of a total of five (5) townhome units within
two (2) buildings on the property for multi-family residential use which is consistent with the
surrounding area.
Per RMC 4-2-110A, maximum building coverage will not exceed 65% and total impervious area will
not exceed 70%. Access will be gained via NE 13th Street by a 16-foot public right of way.
g. Proposed off-site improvements (installation of sidewalks, fire hydrants, sewer main, etc.):
The Applicant proposes a 5’ sidewalk, 8’ planter and curb along NE 13th Street. There is a 12” storm
line extension to Harrison. Currently there are 2 hydrants on Ne 13th St within 300 feet of the project.
The proposed buildings will be sprinkled as an alternative to a 3rd hydrant.
h. Total estimated construction cost and estimated fair market value of the proposed project:
To be determined.
i. Estimated quantities and type of materials involved if any fill or excavation is proposed:
There will be 80 yards fill and 10 yards of cut.
j. Number, type and size of the trees to be removed:
There are 16 significant trees onsite. The tree types and sizes to be removed are:
Douglas Fir 12” DBH
Douglas Fir 11” DBH
Douglas Fir 7” DBH
Bitter Cherry 8.5” DBH
Alberta Spruce 12” DBH
White Spruce 12” DBH
Flowering Plum 17” DBH
2 Flowering Cherry 8” DBH
k. Explanation of any land to be dedicated to the City:
A 1.5-foot right of way dedication along NE 13th Street is proposed for a total of 127 square feet. A
16-foot public alley right of way is proposed along the eastern boundary of the site for site access for
a total of 2,626 square feet.

The project proposes to complete a unit lot subdivision to divide the subject site into five (5) unit lots.
The units are proposed to be approximately X and X square feet.
