To whom it may concern on Associate File Number PR24-000044/LUA24-000171, SHPL-A, MOD We own the home directlyto the west side of this proposed project (Tsai Short Plat). Ouraddress is: 2219 NE 23rd Street. Our comments/concerns are outlinedbelow: 1. Geotechnical: A landslide on our property would becatastrophic and potentially deadly. I suspect it would be the same forthe next few properties to our west and south, since their backyardsare equally steep. Is it possible to get another opinion with respect toa potential landslide and as a minimum require whatever effort can betaken to reduce that possibility. Additionally, can the project ownerbe required to post a bond or carry some kind of insurance for theadjacent properties in the event of a landslide. 2. Drainage: We haveowned our home for approximately 3 years and have not experiencedany drainage/water issues. It appears that the placement of this newhouse will/may block the current water runoff. Where will the Drywell be placed and will it be sufficient to make sure there is nooverload during heavy rains. Will it be sufficient to capture run-offfrom the homes on Lot A and B and all the properties south and westof this lot. 3. Arborist: The arborist report is a couple years old. Is itpossible more trees now fall within the 8 in criteria, and as such,more trees need to be retained to comply with the 30%. It appears thePortuguese laurels (tree # 665 and #664) are to be retained. We wouldlike assurance that those trees will survive and not be heavily pruned,they are the main trees that will allow us to keep some of our privacyand not negatively impact any of our trees/vegetation. 4. Privacy: Werequest Lots A and B be fully fenced, and landscaping be addedwherever possible to retain the privacy between all the surroundinglots. We are certainly open to adding additional landscaping on ourside to assist in this goal. 5. Two nearby residents (one directly south
