ORDINANCE NO. 6152
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING THE
ZONING CLASSIFICATION OF SEVERAL PARCELS WITHIN THE CITY OF RENTON
FROM COMMERCIAL OFFICE (CO) TO COMMERCIAL ARTERIAL (CA), PROVIDING
FOR SEVERABILITY, AND ESTABLISHING AN EFFECTIVE DATE.
WHEREAS, under Section 4-2-010 of Chapter 2, Zoning Districts— Uses and Standards, of
Title IV (Development Regulations), of the Renton Municipal Code, as amended, and the Zoning
Map adopted in conjunction therewith, the parcels identified in Attachment A ("Rezone Areas")
has heretofore been zoned as Commercial Office (CO); and
WHEREAS, on November 22, 2021, the Rainier/Grady Junction Transit Oriented
Development ("TOD") Subarea Plan was adopted by Resolution 4454; and
WHEREAS, the Rainier/Grady Junction TOD Subarea Plan recommended the Rezone Areas
be rezoned to align with the overall vision for the subarea, as indicated in Attachment A attached
hereto and incorporated herein by this reference; and
WHEREAS, the Rainier/Grady Junction TOD Subarea Planned Action EIS identifies impacts
and mitigation measures associated with planned development in the Rainier/Grady Junction
TOD Subarea; and
WHEREAS, said Planned Action EIS was developed on the premise that all land within the
Planned Action Area would be zoned Commercial Arterial (CA); and
WHEREAS, this matter was duly referred to the Planning Commission for investigation
and study, and the matter was considered by the Planning Commission; and
WHEREAS, pursuant to RCW 36.70A.106, on February 21, 2024, the City notified the State
of Washington of its intent to adopt amendments to its development regulations; and

WHEREAS, the Planning Commission held a public hearing on July 17, 2024, considered
all relevant matters, and heard all parties in support or opposition, and subsequently forwarded
a recommendation to the City Council; and
WHEREAS, the Planning Commission recommended the Rezone Areas be zoned as
indicated in Attachment A; and
WHEREAS, said zoning request conforms with the City's Comprehensive Plan, as
amended; and
WHEREAS, the City Council considered all relevant matters, and heard all parties in
support or opposition;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO
ORDAIN AS FOLLOWS:
SECTION I. All portions of the Zoning Map of the Renton Municipal Code in this ordinance
that are not shown as amended herein remain in effect and unchanged.
SECTION II. The Rezone Areas are hereby rezoned as indicated in Attachment A. The
Planning Division is hereby authorized and directed to change the City of Renton Zoning Map, as
amended, to evidence said rezoning according to Attachment A attached hereto and made a part
hereof as if fully set forth herein.
SECTION III. If any section, subsection, sentence, clause, phrase, or word of this ordinance
should be held to be invalid or unconstitutional by a court of competent jurisdiction, such
invalidity or unconstitutionality thereof shall not affect the constitutionality of any other section,
subsection, sentence, clause, phrase, or word of this ordinance.

SECTION IV. A summary of this ordinance shall be published in the City's official
newspaper. The summary shall consist of this ordinance's title.
SECTION V. This ordinance shall be in full force and effect on January 1, 2025.
