Dear Ms. Ding:
We received the following comments from the Planning Division of the City of Renton dated June 13th,
2017, on our master application. We will address comment #1 Building Elevations both in this letter
with a penned response as well as with enclosed illustrated elevations. We will also support comment
#2 Landscape Plan responses with enclosed illustrations.
1. Building Elevations: Additional treatments should be added to the building elevations in
lieu of the required glazing, suggestions include a green wall, clearstory windows, quality
materials, and/or some combination of the above requested items. The proposed facades
should exhibit a base, middle, and top. Staff further recommends that the applicant
consider changes to the roof profile to mimic the roof profile of the neighboring townhomes
as this would provide some unity within the development.
Response: We have made the following revisions based on the above comments and
suggestions. Regarding the western elevation, we propose an expanded “green wall” area
where “Virginia creeper” climbing vines will be encouraged to grow up and over a wood
lattice wall that is braced back to building. The result is an area of “green wall” roughly
twice the previous submission for this elevation. [Note Rear Elevation] At the drive-thru or
Southern elevation, we have introduced clearstory glazing as suggested above as well as the
addition of “green wall” Virginia creeper climbing vines consistent with the western
elevation. [Note Drive-Thru Elevation]. Furthermore, we have incorporated additional staff
recommendations by implementing a base, middle and top condition. We have grounded
our building with a Gauntlet Gray SW7019 tone painted over a smooth face cementitious
tongue and groove board. The field color chosen for both the middle and top of the
elevations is Whitetail SW7103 painted over cementitious tongue and groove boards with a
rough-cut cedar profile. At the location with which the canopy contacts the building
elevation, a reveal of equal height will be subtly carried about the building with a smooth
face panel, sitting proud of the of the neighboring siding and painted in the same Whitetail
field color. Our use of the siding and choice of color pallet are similar to the adjacent
development “The Parc” and together, contributes to a cohesive block.
