South and Puget Dr. South. The site was originally Lot 1 of a short plat approved in 1979 (see attached). UPSTREAM DRAINAGE The Abitare Apartments are located uphill and adjacent to the proposed short plat's east property line. A field walk was conducted on 12/17/96 by Mark A. Reeves, P.E. of Triad Associates. It was determined that the short plat receives offsite flows only from a small area of pervious ground between the property line and the western row of apartment buildings. The rest of the apartment complex drainage, that slopes to the short plat, is picked up in the apartment's 12 inch diameter storm drainage system and conveyed down and adjacent to the short plat's north property line within a 15 foot wide easement. The drainage system is shown on drawing S-299 obtained from the City of Renton(see attached). The 12 inch pipe connects into the drainage system of Benson Rd. South at CB 22,C7-9 (see attached City as-built drawing 5320 SW 1/4). Lot 2 of the proposed short plat is currently undeveloped and covered with tall grass and scotch broom. Lot 2 slopes toward the west onto Lot 1 of the proposed short plat. Lot 1 is developed with small retail shops. The lower parking lot drains to onsite catch basins and connects into the drainage system of Benson Rd. S. at CB 22,C7-6. The upper parking lot drains into an onsite storm system and is conveyed around the north side of the building. Although it could not be confirmed in the field, it is believed that this system connects into the Abitare system (mentioned above) in a catch basin located just to the east of CB 22,C7-9 on Benson Rd.
