• 18" MINIMUM VERTICAL SEPARATION BETWEEN WATER MAIN AND GAS MAIN.
• ALL UTILITIES SERVING THE SITE SHALL BE UNDERGROUND.
• A DCVA IS REQUIRED DOWNSTREAM OF THE DOMESTIC WATER METER TO EACH BUILDING. THE DCVA
WILL BE INSTALLED IN THE GARAGE AND IT MUST BE INSTALLED ON THE BUILDING WATER SUPPLY
LINE BEFORE THE FIRST WATER FIXTURE.
• A 15' PUBLIC UTILITY WATER EASEMENT IS REQUIRED TO BE PROVIDED. EASEMENT SHALL BE
CENTERED OVER THE WATER SYSTEM AND INCLUDE ALL MAINS, HYDRANTS, WATER METERS AND
BLOW OFF ASSEMBLIES.
• WATER MAIN TO BE SHUT-OFF (BY CITY FORCES) PRIOR TO THE REMOVAL AND RE -INSTALLATION OF
THE WATER SERVICES (BY DEVELOPER). PRESSURE AND PURITY TESTING OF THE WATER MAIN
REQUIRED.
• ALL 1" WATER SERVICE LINES AND WATER SETTERS THAT DO NOT CURRENTLY COMPLY WITH STD.
PLAN 320.1 SHALL BE REMOVED AND RE -INSTALLED PER THE STANDARD PLAN.
• ALL WATER METER SETTERS THAT CANNOT BE RAISED TO FINISH GRADE SHALL BE REMOVE AND
REPLACED SUCH THAT SETTER COMPLIES WITH COVER REQUIREMENT AS PER STD. PLAN 320.1.
• WATER MAIN SHALL HAVE 3 FEET OF COVER. POTHOLE ALL WATER SERVICES AT EX. WATER MAIN TO
CONFIRM 3 FEET OF COVER. IF COVER IS NOT MET, REPLACEMENT OF WATER MAIN IS REQUIRED AT
LOCATIONS THAT DO NOT SATISFY REQUIREMENT. ENGINEER OF RECORD SHALL PROVIDE
CONFIRMATION TO THE CITY'S PROJECT MANAGER.
CONTRACTOR SHALL POTHOLE AND FIELD VERIFY VERTICAL AND HORIZONTAL LOCATION OF EXISTING
HIGH PRESSURE GAS LINE BEFORE INSTALLATION OF ALL NEW UTILITIES IN GRANT AVENUE SOUTH TO
ASSURE THAT MINIMUM VERTICAL AND HORIZONTAL SEPARATION CAN BE MAINTAINED. CONTRACTOR
SHALL NOTIFY ENGINEER IF SEPARATION CANNOT BE MAINTAINED IN ORDER TO DEVELOP ALTERNATE
DESIGN.
WATER SERVICE WILL BE PROVIDED BY THE CITY OF RENTON. THE SITE IS IN THE ROLLING HILLS SERVICE
AREA IN THE 490 HYDRAULIC PRESSURE ZONE. THERE IS AN EXISTING 12-INCH CITY WATER MAIN LOCATED
IN GRANT AVENUE S THAT CAN DELIVER A MAXIMUM TOTAL FLOW CAPACITY OF 3,400 GALLONS PER
MINUTE (GPM). THE APPROXIMATE STATIC WATER PRESSURE IS 77 PSI AT THE ELEVATION OF 310 FEET.
THE SITE IS LOCATED OUTSIDE OF AN AQUIFER PROTECTION AREA.

AS PER HEARING EXAMINER DECISION BY CITY OF RENTON DEPARTMENT OF COMMUNITY & ECONOMIC
DEVELOPMENT (LUA23-000283, PP, SA, ECF, MOD, V-H) PROVIDED WATER SUPPLY SYSTEM CAN SUSTAIN
PRESSURE AND FLOW CAPACITY FOR THE USE OF FIRE SPRINKLER.
