WEST AFRICAN COMMUNITY CENTER BUILDING
505 SOUTH 4TH STREET
RENTON, WASHINGTON 98057
The West African Community Center ("WACC") is applying to the City of Renton for a conditional use
permit. The City has concluded that certain proposed uses for the referenced property are not explicitly
permitted under the current zoning regulations for the building. However, these uses may receive
approval upon review by the City.
WACC purchased 505 South 4th Street, Renton, WA 98057 in 2023. (“Property”) They plan minor interior
remodeling and exterior painting to use the space for offices and a retail sundries store. These uses
comply with current zoning regulations. WACC also plans to provide tutoring services, organize volunteer
services, and hold community board meetings. The City of Renton revoked the business license due to
the need for a conditional use permit for a social service agency. WACC is now applying for this permit.
WACC arranges volunteers for community members to assist with business, access to community
services tutoring and other community needs. It will maintain three offices and a conference space for
its community leaders, who meet bi-weekly or as needed. A community member will lease part of the
space for a store selling sundries, including products from West Africa. Rent from tenant funds WACC's
mission.
The property was unoccupied when WACC acquired it. The property was formerly used by a window
coverings company for retail operations, warehousing, manufacturing, and office space.
The parking area is currently unmarked, but there is sufficient space on the property and in the adjacent
alley to accommodate twenty-three vehicles. The fire department has conducted an inspection of the
Property.
The Project site has a total area of 17,140 square feet and consists of two legal lots. The building lot is
about 14,998 square feet. The adjacent vacant lot owned by WACC measures approximately 2,141.80
square feet. The building has an area of approximately 11,465 square feet and is two stories.
The site and nearby properties are in the Center Downtown Zone (CD) within Urban Design District A.
The project site is within a seismic hazard area and within wellhead protection area, zones 1 and
2. The site is fully paved and connected to the public sewer system. There are no known drainage
issues.
The proposed improvements include modifying certain interior walls and painting the interior and parts
of the building's exterior. And striping the parking areas. There are no planned off-site improvements at
this time.

The estimated construction cost is between $23,000 and $26,000.
No additional land is being allocated to the city.
