Overview:
The proposed project involves the construction of a 968-square-foot Accessory Dwelling Unit
(ADU)over a garage located at 5424 NE 10th St.The ADU will be a detached unit on a
residential lot currently zoned for single-family housing,compliant with the Renton zoning code
for ADUs.This project aims to create additional living space while maintaining the
neighborhood's residential character.The ADU will serve primarily as a guest house for aging
relatives,offering affordable housing and increasing property value.
Project Goals:

Design &Construction:
The ADU will feature modern,eco-friendly materials with a simple,clean aesthetic that
complements the primary residence.It will consist of 2 bedrooms,1 bathroom,a kitchen,and a
living area over a garage.The building will be designed with energy-efficient windows,
appliances,and insulation to minimize environmental impact and utility costs.
●Foundation:Reinforced concrete slab
●Exterior:Sustainable wood siding and metal roof for durability and aesthetics.
●Interior:High-efficiency heating and cooling systems,LED lighting,and Energy
Star-rated appliances.
Site Plan &Impact:
The ADU will be located on the central to east side of the property,maintaining the required
setback of 30’from the street.The proposed site was chosen to position the ADU as far as
possible from the wetland on the property while allowing access to the primary residence.The
existing driveway will be used to access the ADU,as required by city regulations.Additionally,a
non-conforming second driveway will be removed as a part of this project,resulting in an overall
removal of 1370 sq ft.of impervious surface.The ADU will not exceed the height of the primary
residence and will preserve the privacy of adjacent properties through landscaping and
appropriate window placements.The construction of the ADU will have minimal impact on traffic
and surrounding infrastructure.
Utilities &Infrastructure:
The ADU will be connected to the existing utilities,including water,sewer,and electricity,with
appropriate capacity verified.Any additional impact on infrastructure will be mitigated through
responsible planning,and the project will comply with all city and state building codes,including
energy efficiency and stormwater management requirements.
Timeline &Budget:
The estimated project timeline is approximately 4-6 months including permitting,and
construction phases.The total estimated budget for the ADU build is $140,000,which will be
financed through personal funds.The project will follow Renton’s permitting process,and all
required approvals will be obtained before construction begins.
Conclusion:
The proposed ADU will contribute positively to the Renton community by providing additional
housing in a way that is sensitive to the neighborhood’s scale and character.This project aligns
with Renton’s long-term goals of increasing housing diversity,promoting sustainable
