Please submit a revised Trip Generation Memo that includes the following information by April 14, 2025: The submitted Trip Generation Memo uses an independent calculation for the retail component comparing using the trip volume from the existing store that is being relocated. While the methodology is acceptable, it is unclear how the new store compares in size to the existing store; therefore, the applicant shall provide the square footage of the existing store for comparison to the square footage of the new store (4,067 SF). Further, the applicant shall include the data cited in the 15 midweek, midsummer, weekdays that were reviewed and provide analysis as to how this is a representative sample of the entire calendar year. The preliminary architectural plans show several storage areas (community storage 1,042 SF, storage 919 SF, and attic storage) that are not included in the land use codes for trip generation. The Trip Generation Memo shall be updated such that these spaces are included in the uses presented in table 1 or include separate uses as needed. Applicant shall provide additional information regarding when the previous use of the building was vacated.
