A. Project Name, Size and Location of Site

Southport Office Helipad
Size
The Southport Office Helipad is planned to be a thickened concrete slab 30’ x 30’ (900 SF) in
size located near the south end of Tower 2 at the Southport Office Complex. A concrete or paver
pathway will connect the helipad to an elevator/stair system which is near the center of the
Tower 2 roof.
Location of Site
Tower 2 is located at 1101 Lake Washington Boulevard North. The site is east of Renton
Municipal Airport, west of the Interstate 405 Freeway and approximately 650’ south of Lake
Washington.

B. Land Use Permits Required
Use of this helipad will require a hearing examiner conditional use permit issued by the city of
Renton.
C. Zoning Designation of the Site and Adjacent Properties
The property on which the helipad would be located is designated Commercial Mixed Use
(CMU) with an Urban Center (UC) zoning designation. Urban Center zoning covers a large area
west and south of Tower 2. West of the UC zone is an area zoned as Medium Industrial (IM)
2
which encompasses a Boeing Commercial Aircraft facility and Renton Municipal Airport. East
and northeast of Tower 2 is an area along Lake Washington zoned as Resource Conservation
(RC) beyond which is an area zoned as Residential Multi-Family (RMF).

D. Current Use of the Site and any Existing Improvements
Tower 2, the structure on which this helipad will be located, is part of a three-structure office
complex that has been permitted separately and currently under construction. The Tower 2
structure has been designed to serve structural, electrical and code requirements of the helipad.
E. Proposed Use of the Property and Scope of the Proposed Development
The helipad is expected to be managed and used by a tenant or tenants of the Southport Office
Complex. Seco Development, Inc. will establish policies and procedures for the helipad’s use to
ensure that flight operations are conducted by a qualified firm or firms, that industry “best
practices” are used and that flight procedures are consistent with the “Fly Neighborly Guide”
published by the Helicopter Association International (HAI).
This helipad would be classified as “private-use” also known as “prior permission required”
meaning that it is not open to the public but would be for the use of the owner/operator and those
specifically invited.
Helicopters expected to visit this helipad are classified as H-1 by the National Fire Protection
Association. Such helicopters are also described as light-turbine.
