Northwest Fire Systems is pleased to provide this Fire Sprinkler Bid Proposal.
Base Bid: $10,942.00
Scope of Work
1. Northwest Fire Systems will provide design, fabrication, materials, and installation for an automatic fire
protection system per the plans and specifications.
2. This price is based on an approximate square footage of 896.
3. The fire protection system is designed to meet the following design criteria per NFPA 13D and as established
by the local AHJ.
4. All necessary testing, permits, inspections, and related fees.
5. Northwest Fire Systems shall start at a Talco HH3-150SP pump & tank located in the garage with sufficient
water supplied, installed, tested, and flushed by others.
6. Work to be completed from the finished, unobstructed floors by using a ladder, forklift or scissor lift at
Northwest Fire Systems’ discretion.
7. (1) Wet System – Riser consisting of a pressure gauge assembly, drain valve and signage. Residential pipe
and fittings to be of CPVC materials.
8. The bid includes two Inspection Trips. One for a “Cover and Functional Flow” test, and one for “Final.” If
the water supply is not installed and active at time of the “Cover and Functional Flow,” an additional
Inspection Fee will be billed.
9. Price includes (1) set of electronic plans, and (1) printed Permit Set. If the printed Permit Set is not available
at the time of inspection, a reprinting fee shall apply.
Design
Price is based on an acceptable water flow of 50GPM @40psi provided by the Talco HH3-150SP.
Pipe sized for and sprinklers spaced to the following:

Building and Working Conditions
1. All work to be performed during normal working hours between 7:00am to 3:30pm unless other arrangements
are made.
2. Work area to be accessible at all times.
3. Sprinklers are to be installed to provide adequate coverage per code. Single sprinklers will not necessarily be
centered, or symmetrical with respect to lights, diffusers, smoke detectors, etc. Sprinklers will be
symmetrically aligned in corridors.
4. Hub drains to be provided by others as needed within ten feet of the drain valve or device being served.
5. Residential pricing is based on smooth flat ceilings. No additional fire sprinkler heads are included for soffits
that pose obstructions.

6. This proposal is based on Northwest Fire Systems receiving AutoCAD backgrounds from all trades in a
timely manner, without cost. If AutoCAD files are not available, additional design time will be billed out at
$150.00 per hour.
7. It is the owner’s responsibility to maintain adequate heat in all areas protected by the wet pipe sprinkler
system including the riser room and backflow device if present. Proper insulation for extreme weather
conditions will be provided by the builder.
8. Tenting or insulation of pipe to be by others. Sprinkler piping located in attic spaces and exterior walls shall
be protected from exposure to freezing temperatures with batt-type insulation properly secured to provide
adequate protection above/outside the piping and to prevent the accumulation of the insulation between the
heated building cavity and the sprinkler piping.
9. Provide a conditioned space in exterior walls or breezeways for any pipe required to be installed in those
locations due to building construction.
10. Walls, ceilings, or the ceiling suspension systems are not to be erected until all piping has been installed and
tested.
Exclusions
1. Washington State Sales Tax is not included in the quoted price and will be charged at the current rate in effect
at the time the invoice is generated unless a Resellers Permit is provided to NWFS at the time the contract is
signed.
2. All painting desired or required, including cleaning of piping, and protection of the installed fire sprinkler
heads from paint.
3. Fire sprinklers that cover the garage, attic and/or crawl space.
4. Fire Protection Engineer (FPE) stamp or review.
5. This proposal does not include participation in any owner or contractor insurance program including OCIP
or CCIP.
6. Cutting and patching of walls, ceilings, or floors.
7. All electrical wiring of any kind. Including work necessary to place specified electronic alarms in service
including supervisory alarm system, central station monitoring and fire life safety systems.
8. Pipe identifications except that required by NFPA code.
9. Underground piping of any kind.
10. City water connections.
11. Any exterior connections to tanks or pumps.
12. Cost of bond.
13. Beam penetrations.
14. Permanent or temporary fire extinguishers and cabinets.
15. Tenting or insulation of pipe, including heat tape.
16. Reinspection fees due to other trade delays.
17. Pads for the Tank and Pump.
18. Connection of the domestic water supply to the infill valve of the Talco Home Hydrant.
19. Wiring or upsizing of the panel to accommodate the added electrical load for the pump in the Talco Home
Hydrant. The Fire Pump is a 1-1/2 HP electric motor, 240-volt single phase 10.9 amp (full load).
20. Fees associated with obtaining water data.
21. Backflow installation, including permit and testing. This scope is to be performed by others where
required.
22. Freeze protection of the sprinkler system once the cover inspection has been signed off by the Fire Marshal.
This price does not include sales tax, and will remain in effect for 10 days, after which time it will be subject to our
review.
All work performed shall be in accordance with NFPA standards and applicable state and local codes and shall meet
the inspection and acceptance of the Fire Marshal.

NOTICE TO CUSTOMER
This contractor is registered with the state of Washington, registration no. NORTHFS928CR, and has
posted with the state a bond or deposit of $12,000.00 for the purpose of satisfying claims against the
contractor for breach of contract including negligent or improper work in the conduct of the contractor’s
business. The expiration date of this contractor’s registration is 2-20-2025.
THIS BOND OR DEPOSIT MIGHT NOT BE SUFFICIENT TO COVER A CLAIM THAT MIGHT ARISE
FROM THE WORK DONE UNDER YOUR CONTRACT.
This bond or deposit is not for your exclusive use because it covers all work performed by this contractor.
The bond or deposit is intended to pay valid claims up to $12,000.00 that you or other customers
suppliers, subcontractors or taxing authorities may have.
FOR GREATER PROTECTION YOU MAY WITHHOLD A PERCENTAGE OF YOUR CONTRACT.
You may withhold a contractually defined percentage of your construction contract as retainage for a
stated period of time to provide protection to you and help ensure that your project will be completed as
required by your contract.
YOUR PROPERTY MAY BE LIENED.
If a supplier of materials is used in your construction project or an employee or subcontractor of your
contractor or subcontractors is not paid your property may be liened to force payment and you could pay
twice for the same work.
FOR ADDITIONAL PROTECTION, YOU MAY REQUEST THE CONTRACTOR TO PROVIDE YOU
WITH ORIGHINAL “LIEN RELEASE” DOCUMENTS FROM EACH SUPPLIER OR
SUBCONTRACTOR ON YOUR PROJECT.
The contractor is required to provide you with further information about lien release documents if you
request it. General information is also available from the state Department of Labor and Industries.
