Project Narrative
The project is referred to as Williams ADU / Garage. It is sized at 1012 sf and located at
13411 SE 151st St Renton WA 98058. The residential property is in Zone R-4 in the
Renton city limits. The site is on a property that is adjacent to the Cedar River. The
location of the proposed building is over 200’ from the river and out of the 100-year
flood plan.
The soils are Pilchuck fine sandy, which is a non-hydric fluvial soil that does not meet
the criteria for a hydric soil. The taxonomic classification is Mixed, Mesic Dystric
Xeropsamments. The typical Pedon “A” horizon depth is 0-20 inches of sand. The
drainage classification is “somewhat excessively drained”. Soils color are 10YR 4/3, as
determined with a Munsell color chart in the field. [From the Wetland and Stream
Assessment dated 11/20/21].
The plan for the Williams ADU / Garage is to add a two bay garage with a 2bdrm / 1bthrm
above on the second floor. The building is 1012 sf and has a slanted roof that is 27’ at
the top point. There is an existing driveway opening on the property that will be place of
the driveway leading to the building. Based on the lot square footage, the building will
be 2.6% of the property.
There will not be any off-site improvements as part of this project. We filed a Fee In Lieu
of Street Improvements since there will not be any other improvements needed.
We estimate the total construction cost will be approximately $250,000. We are still
interviewing construction firms.
The only fill or excavation will be the installation of a new Septic system and the
construction of the concrete slab. The only fill will be related to the coarse sand needed
for the new septic system. There will be (2) Fir trees removed as part of the pro ject since
their location is the only spot on the property, we can build the ADU / Garage can be
built because of the 100-year flood plan. Their diameters are 26” and 24”, height 90’
and 85’, dripline 45 and 40. [Arborist Report submitted].
No land will be dedicated to the City of Renton.
