SPECIAL WARRANTY DEED
Equilon Enterprises LLC, a Delaware limited liability company doing business as Shell
Oil Products US ("Grantor"), hereby grants, bargains and conveys to PacWest Energy, LLC, a
Delaware limited liability company ("Grantee"), the buildings and improvements located on
the following described real property in the City of Renton, County of King, State of
Washington, as set forth on Exhibit A hereto and incorporated herein by this reference, and
warrants title to such property against the lawful claims of all persons claiming by, through or
