Preapplication Review Comment: Transportation
The City's Transportation Group has determined that the existing curb to curb pavement width is sufficient for
this portion of Oakesdale Avenue South .
However, the 0.5 feet wide curb, 8 feet wide landscaped planter, 8 feet wide sidewalk, and the 2 feet clear width
back of sidewalk along with the ROW dedication, are still required as per code.
The applicant may submit an application to the City requesting a modificat ion as outlined in City code 4-9-
250C5d
Request for Modification:
The proposed project is primarily interior tenant improvements, with a 3,056 square foot addition on the north east corner
of the existing building. This addition is blocked by the existing building and cannot be seen from Oakesdale Avenue.
An existing, mature landscape buffer is continuous along Oakesdale Avenue. It consists of the following:
• 0.5 foot wide concrete curb,
• 6 foot wide lawn,
• 6 foot wide concrete sidewalk,
• approximately 17 foot wide landscaped area containing lawn, ground cover, mature deciduous trees and an
evergreen hedge at the edge of the parking area.
The existing landscaping well maintained and fully irrigated. Replacing it to meet current City requirements may risk
damaging the existing mature trees
We request the City of Renton allow this project to proceed without modification of the existing landscaping and street
improvements.
