Project Narrative Peck Short Plat
a. Project name, size and location of site:
The Peck Short Plat is located at 11806 SE 192nd St., Renton, WA 98056 (112305-9002). The site is 97,684
square feet (2.24 acres).
Described as follows:
Parcel # 619840-0360
Lot 9, Block 2, Northwestern Garden Tracts, Division 4, according to the Plat thereof, recorded in Volume
47 of Plats, Page 74 records of King County, Washington.
b. Zoning designation of the site and adjacent properties:
The project site is zoned Residential-4 (R-4). The Renton Comprehensive Plan designation is Residential
Low Density (RLD) for the project site and surrounding properties. The R-4 zone allows a maximum of 4.0
dwelling units per net acre. There is no minimum density. All properties immediately surrounding the
project site are also zoned R-4.
c. Current use of the site and any existing improvements:
The project site is currently developed with a 2,330 square foot single family residence and shed. The
existing single family and shed are proposed to be removed.
d. Special site features:
The project site is generally flat with slopes gently downward to the south approximately 2%. There are
no critical areas on the project site.
e. Statement addressing soil type and drainage conditions:
Per the US Department of Agriculture (USDA), Natural Resources Conservation Service (NRCS) Web Soil
Survey (WSS) information, the entire project site is underlain with Alderwood gravelly sandy loam (AgB).
A Geotechnical Evaluation prepared by Earth Solutions NW confirms this soil classification. Based on their
subsurface observations, the native soil is generally consistent with glacial till deposits and Alderwood
series soil. According to the Geotechnical Evaluation, full infiltration of stormwater is infeasible based on
shallow depth to relatively impermeable native soils.
f. Proposed use of the property and scope of the proposed development (height, SF, lot coverage,
parking access, etc.):
The Peck Preliminary Short Plat proposes a total of Six (6) residential lots, within 2.24 acres (97,684 square
feet). The dwelling unit specifics are yet to be determined. Per RMC 4-2-110A, maximum building coverage
not to exceed 35% and total impervious area not to exceed 50%.

g. Proposed off-site improvements (installation of sidewalks, fire hydrants, sewer main, etc.):
The project proposes .5-foot vertical curb, 5-foot landscaping strip, and 7-foot concrete sidewalks on both
sides of the new road. The project will connect to existing utilities in SE 192nd. Sewer will be extended
from 120th Ave SE to the new proposed ROW
Total estimated construction cost and estimated fair market value of the proposed project:
The construction cost is estimated at approximately $750,000 ±.
h. Estimated quantities and type of materials involved if any fill or excavation is proposed:
To be determined.
i. Number, type and size of the trees to be removed:
Per the Arborist Report provided with this submittal, prepared by Bob Layton at Layton Tree Consulting,
LLC, the subject site has a total of 43 significant trees requiring the retention of 9 trees. 4 trees are
proposed to be retained and 5 replacement trees.

• English Holly
• Black Cottonwood
• Sitka Spruce
• Colorado Blue Spruce
• Bigleaf Maple
• Norway Maple
j. Explanation of any land to be dedicated to the City:
. A 16-foot right-of-way dedication along SE 192nd St. and new public road dedication is proposed.
k. For shoreline applications only:
Not applicable. The subject site is not a shoreline property.
l. The proposed number, size, and density of the new lots, for subdivision applications only:
The Peck Preliminary Short Plat is proposing to subdivide the subject site into Six (6) residential lots. Lot
sizes are provided below. The proposed residential density is 3.5696 dwelling units per acre.

Lot 3: 10,137 sf
