The following briefly describes the application and the necessary Public Approvals. DATE OF NOTICE OF APPLICATION: August 25, 2017 PROJECT NAME/NUMBER: Moorman Short Plat / LUA17-000546, SHPL-A PROJECT DESCRIPTION: The applicant is requesting preliminary short plat approval for the subdivision of a 0.51 acre triangular shaped lot into 3 lots and 2 tracts for the future construction of single family residences. The project site is located within the R-8 (Residential-8) zone. Proposed Lot 1 would have an area of 5,486 square feet, Lot 2 would have an area of 5,088 square feet, Lot 3 would have an area of 8,138 square feet, Tract A would have an area of 2,111 square feet and Tract L1 would have an area of 891 square feet. A 6.50 feet of right -of-way dedication is proposed to accommodate the required frontage improvements. All proposed lots would be accessed via a shared driveway tract (Tract A) off of Shattuck Ave S. A moderate coal mine hazard area and slopes with grades between 15 and 25 percent are mapped on the project site.
