Project Location:
The project is located at 1110 N 36th St, Renton, WA 98056. This is King County parcel #334210-
3090. Per King County records, the lot size is 7,950 square feet and the Abbreviated Legal
Description is “HILLMANS LK WN GARDEN OF EDEN # 1 17 & W 1/2 of 18”.
Land Use Permits Required for Proposed Project:
My understanding is that a Residential Deck Permit is required.
Zoning Designations:
The property is located within the City of Renton’s R-6 zoning area.
Current Use of Site and Existing Improvements:
This current SFR is our primary residence.
Special Site Features:
No special features that I am aware of.
Soil Types and Drainage Conditions:
Not sure if this is applicable but will look to gather if needed. The site is well drained.
Proposed Use of the property and Scope of the Proposed Development:
Our home is currently in the R-6 zoning. No change of use is proposed. The purpose of this project
was to replace the existing deck with a new 726 square foot deck. The total build costs were
estimated at $88,738.78. The proposed code modification we are requesting is to allow our deck to
be ~20’ from the rear property line which encroaches on the 25’ rear yard setback for our zoning.
The Impervious Surfaces Coverage is ~51%. Total Building Coverage is ~34%.
NOTE – The new deck is ~75% complete; it is fully framed, and we were installing the new Trex
decking. The new deck is ~20’3” from the North (which is the rear) property line. The sides of the
deck are: 13’5” from the West (side) property line and 14’8” from the East (side) property line. The
deck’s height has not changed.
Access:
Access to the site will remain the same – through the driveway off N 36th St.
Proposed Off-Site Improvements:
There are no off-site improvements. Please let me know if I need to do something on this.
Total Estimated Construction Cost:
The total deck build costs were estimated at $88,738.78 per the contract we signed with our
contractor.
Fill and Excavation – Estimated Quantities:
I do not believe this is applicable for our project, but please let me know if I am missing something.

There are no trees being removed.
Explanation of Land to be Dedicated to the City of Renton:

Additional Notes and Proposed Modifications to Standards:
We purchased our home on 10/14/2015 from a real estate investor who had completed an
extensive remodel that included the installation of an exterior deck. Unfortunately, after moving in,
we discovered several issues with the deck, such as water intrusion issues where it butted up to an
exterior door and structural concerns due to improper attachment to the house. Over time, these
problems continued along with rotting boards and an unstable railing that became an increasing
concern.
Due to these concerns, in January 2025, we began replacing the deck. We started the project
without a permit. A couple weeks into the project, a “Stop Work Order” was placed on our project
(on 1/30/25 by Scott Mitchell). The deck is currently 75% complete; we were at the point of
installing the decking. We immediately started the process with the city to figure out what is
needed for the permit, etc. As we delved into the details, we realized the original deck (that we
were replacing) was built without a permit and we were ~20’ from the rear yard lot line which
encroached into the 25’ rear yard setback for the R-6 zoning (while the side yard setbacks look to be
sufficient). From what we are understanding, we would need a ~5’ exception to be within the 25’
rear yard setback. Please see the “Variance Justification” document for additional comments,
notes, etc.
We are eager to figure out our route forward given the current state of the unfinished deck where we
have serious safety concerns, particularly with two exterior doors leading to the unfinished deck
posing a risk to both adults and children. Additionally, our dog’s main access to the backyard is via
the deck.
We love our community and city; I serve on the Kennydale Neighborhood Association Board, work
at the First Financial Northwest Bank HQ downtown Renton and we are actively involved in local
community events. We appreciate your time any guidance you can provide on how best to proceed
