250'; or max height per RMC 4-3-020: Airport Related Height and Use Restrictions, whichever is less Maximum Building Height When a Lot is Abutting a Lot Designated as Residential - 20' more than the maximum height in the abutting residential zone. Heights may exceed the maximum height with a hearing examiner conditional use permit. Maximum Building Height - All parcels are restricted by the FAA airport height restrictions. All illustrative buildings are below this elevation which varies based on the overlay of this requirement. The building heights exemplified in the illustrative plan variy from 56-feet to 170-feet. Maximum Building Height When a Lot is Abutting a Lot Designated as Residential - There are no proposed parcels which abut a residential zoned parcel. Square footage of landscaping for each area, for interior parking lot landscaping, and total City of Renton Code Section 4-4-070 Total Parking Lot Landscaping Provided: The total landscape area, including both interior and perimeter parking lot landscaping, will meet or exceed the requirements set forth in City of Renton Code Section 4-4-070. The provided landscaping will ensure compliance with required square footage, placement and distribution to enhance site aesthetics and functionality. Perimeter Parking Lot Landscaping: All parking lots will have perimeter landscaping at least 10' in width as measured from the street right-of-way. Interior Parking Lot Landscaping: Surface parking lots with more than 14 stalls will be landscaped with plantings and trees at the required square footage per parking stall as identified in City of Renton Code Section 4-4-070 subsection F. All interior parking lot landscaping area will be sized to dimensions of at least 8' by 12'. Landscaping areas will be dispersed throughout the parking area and there will be no more than 50' between parking stalls and an interior parking lot landscape area. Parking analysis to include the total number of parking spaces required and provided, number of compact and “ADA accessible” spaces provided, and parking space dimensions Per RMC 4-2-120.F.8.g all parcels will need to comply with the American with Disabilities Act requirements for number of accessible stalls. Once these buildings are designed those designs will need to comply with the table listed in RMC 4-2-120.F.8.g. The current parcels illustrative design will require anywhere from 1-18 accessible stalls.
