The following briefly describes the application and the necessary Public Approvals. DATE OF NOTICE OF APPLICATION: April 24, 2025 /  PROJECT NAME/NUMBER: May Creek South Trail, LUA25-000091, ECF, SSDP, CU-A, V-A / PR25-000001   PROJECT LOCATION: 4260 Lake Washington Blvd (APN 3224059109)   APPLICANT/PROJECT CONTACT PERSON: Jason Lederer / City of Renton, 1055 S Grady Way, Renton, WA 98057 / jlederer@rentonwa.gov  LOCATION WHERE APPLICATION MAY BE REVIEWED: Applicant documents are available online through the City of Renton Document Center website. See also https://rb.gy/54t9d5  PROJECT DESCRIPTION: The applicant is requesting Environmental (SEPA) Review, Shoreline Substantial Development Permit, Shoreline Conditional Use Permit, and a Shoreline Variance to construct an ADA-accessible trail along the south side of May Creek that includes 2 viewpoints, multiple boardwalk sections over delineated wetlands, and a bridge crossing that spans the 100-year floodplain at 4260 Lake Washington Blvd, Renton, WA 98056 (APN 3224059109). The 8.21-acre parcel is located in the Residential-6 (R-6) zoning district and is designated Residential Medium Density (RMD) in the Comprehensive Plan. The site currently contains vegetation and is currently used as a Public Park. According to City of Renton (COR) Maps, the site has identified  DATE OF APPLICATION: March 20, 2025  NOTICE OF COMPLETE APPLICATION: April 24, 2025  OPTIONAL DETERMINATION OF NON-SIGNIFICANCE (DNS): As the Lead Agency, the City of Renton has determined that significant environmental impacts are unlikely to result from the proposed project. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS process to give notice that a DNS is likely to be issued. Comment periods for the project and the proposed DNS are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non-Significance (DNS). This may be the only opportunity to comment on the environmental impacts of the proposal. A 14-day appeal period will follow the issuance of the DNS.  PERMITS/REVIEW REQUESTED: Environmental (SEPA) Review, Shoreline Substantial Development Permit, Shoreline Conditional Use Permit, and a Shoreline Variance  OTHER PERMITS WHICH MAY BE REQUIRED: None  REQUESTED STUDIES: Arborist's Report, Biological Assesment, Drainage Report, Geotechnical Report, Wetland Assesment  CONSISTENCY OVERVIEW:    Zoning/Land Use: The subject site is designated Residential Medium Density (RMD) on the City of Renton Comprehensive Land Use Map and Residential - 6 (R-6) on the City’s Zoning Map.   Environmental Documents that Evaluate the Proposed Project: Environmental (SEPA) Checklist   Development Regulations Used For Project Mitigation: The project will be subject to the City’s SEPA ordinance, 4-9-070; 4-9-190 and other applicable codes and regulations as appropriate.   Proposed Mitigation Measures: No mitigation measures are proposed at the time of this posting.  Comments on the above application must be submitted in writing by 5:00 PM on May 26, 2025. Per RMC 4-9-190.E.6, a thirty (30) day public comment is required for all Shoreline Development Permit applications.
