LANDSCAPE NOTES:
1. SEE SHEET L1.0 LANDSCAPE NOTES AND IRRIGATION NOTES
FOR GENERAL PROJECT PROCEDURES, PLANT MATERIAL
TRANSPLANTING, IRRIGATION DEMO AND RESTORATION, TREE
PROTECTION AND OTHER ITEMS AS NOTED.
2. ALL WORK AREAS SHALL BE KEPT CLEAN, NEAT AND
ORDERLY AT ALL TIMES. DIRT AND RUBBISH SHALL BE KEPT
OFF PAVED AREAS DURING CONSTRUCTION. PROJECT AREA
SHALL BE LEFT CLEAN AND NEAT AT THE END OF EACH
WORKDAY.
3. ALL NEW PLANTING AREAS SHALL HAVE PAVING, DEBRIS,
LITTER, ROCKS OVER 2" AND ALL EXISTING SOIL REMOVED
FROM PLANTING AREA TO A CONSISTENT DEPTH OF 2'-0" OR
AS DIRECTED BY LANDSCAPE ARCHITECT.
4. ALL PLANTING AREAS SHALL EXHIBIT FREE DRAINING
CONDITIONS FOR THE ENTIRE PLANTING AREA. SCARIFY
PLANTING AREAS AS NECESSARY.
5. TOPSOIL TO BE USED FOR ALL NEW PLANTING BEDS AND/OR
PLANTING PITS PER DETAILS.
6. INSTALL TOPSOIL PER CITY OF RENTON ORDINANCE NO
5528/J/SOIL REQUIREMENTS:
SOIL WILL BE PREPARED ACCORDING TO INDUSTRY
STANDARDS TO BE CONDUCIVE TO THE HEALTHY GROWTH OF
NEW PLANTS. TOPSOIL SHALL BE RICH IN ORGANIC MATERIAL
OR AMENDED TO BE SO. CLAY SOIL IS NOT ACCEPTABLE
AND MUST BE REMOVED FROM LANDSCAPE AREAS IF
NATURALLY PRESENT ON SITE.
7. TOPSOIL SHALL BE A 3—WAY MIX FROM CARPINITO
BROTHERS/KENT, WA CONSISTING OF 60% KENT VALLEY
LOAM, 30% STEER MANURE AND 10% SAND OR EQUAL .
8. MULCH SHALL BE MEDIUM BARK MULCH AS PROVIDED BY
CARPINITO BROTHERS/KENT, WA OR EQUAL.
9. PROVIDE SAMPLE OF TOPSOIL AND MULCH TO THE
LANDSCAPE ARCHITECT FOR APPROVAL PRIOR TO
INSTALLATION ON SITE.
10. ALLOW FOR COMPACTION IN PLACING TOPSOIL IN ALL
PLANTING AREAS.
11. LANDSCAPE CONTRACTOR WILL BE RESPONSIBLE FOR
ADJUSTING ALL VALVE BOXES AND WATER METER BOXES TO
CORRECT FINISH GRADE DRUING INSTALLATION OF TOPSOIL
AND FINISH GRADING.
12. PLANT MATERIAL WILL BE FIRST QUALITY AS DETERMINED BY
THE LANDSCAPE ARCHITECT AND WILL BE REMOVED FROM
SITE AND REPLACED IF REJECTED.
13. PLANT MATERIAL WILL BE FULLY ROUNDED, BRANCHED
EVENLY AND UNIFORM IN SHAPE.
14. ALL PLANT MATERIAL WILL BE MAINTAINED AND WATERED TO
INSURE OPTIMUM WATER LEVEL AT ALL TIMES DURING
PROJECT WHETHER IN HOLDING AREA OR PLANTED.
15. ALL ROOTBALLS OF B&B AND WIRE BASKET PLANT MATERIAL
WILL BE COVERED WITH TOPSOIL, MULCH OR OTHERWISE
PROTECTED AS APPROVED BY LANDSCAPE ARCHIECT PRIOR
TO PLANTING UNLESS PLANTED IMMEDIATELY UPON DELIVERY.
16. INSTALL "V" TRENCH PER DETAIL IN ALL BEDS ADJACENT TO
SIDEWALKS OR CURBS.
17. ALL PLANT MATERIAL WILL BE PLANTED IN TOPSOIL WITH THE
TOP OF ROOTBALL LEVEL WITH FINISH GRADE. PLANTS
INSTALLED ABOVE GRADE AND BACKFILLED WITH MULCH WILL
BE REPLANTED OR REJECTED.
18. PROVIDE AND PLACE 2" BARK MULCH IN CONTINUOUS LEVEL
MANNER IN ENTIRE AREA (WIDTH/LENGTH) OF RAISED
PLANTER AND ALL OTHER NEW OR EXISTING PLANTING AREAS
WITHIN LIMITS OF PROJECT.
19. A FINAL WALK THROUGH WILL BE SCHEDULED FOR POJECT
COMPLETION AND PUNCH LIST GENERATED AS NECESSARY.
ALL ITEMS ON THE PUNCH LIST MUST BE COMPLETED BEFORE
CONDITIONAL ACCEPTANCE OF THE PROJECT.
20. LANDSCAPE MAINTENANCE OF THE ENTIRE PROJECT SHALL BE
THE RESPONSIBILITY OF THE LANDSCAPE CONTRACTOR UNTIL
CONITIONAL ACCEPTANCE. THIS INCLUDES, BUT IS NOT
LIMITED TO, WEEDING, RE —STAKING OF PLANT MATERIAL,
DEBRIS/LITTER AND LEAF REMOVAL, WATERING, REPAIR OF
VEHICLE OR PEDESTRIAN DAMAGE TO PLANTING BEDS, REPAIR
OF PLANTING BED DAMAGED BY OTHER CONTRACTORS AND
REPLACEMENT OF STOLEN OR VANDALIZED MATERIALS OR
PLANT MATERIAL.
21. WARRANTY/GUARANTEE ALL PLANT MATERIAL, MATERIAL AND
WORKMANSHIP FOR ONE YEAR FOLLOWING CONDITIONAL
ACCEPTANCE OF PROJECT.
22. REPLACE ANY DEAD OR DYING PLANT MATERIAL AS REQUIRED
BY THE LANDSCAPE ARCHITECT THROUGH THE
WARRANTY/GUARANTEE PERIOD.
23. ALL REPLACEMENT PLANT MATERIAL SHALL BE AS ORIGINALLY
SPECIFIED ON THE PLAN EXCEPT FOR TRANSPLANTED
MATERIAL.
24. TRANSPLANTED MATERIAL TO BE REPLACED SHALL BE
SELECTED BY LANDSCAPE ARCHITECT AND PURCHASED/
DELIVERED/INSTALLED BY LANDSCAPE CONTRACTOR.
25. AFTER THE WARRANTY/GUARANTEE PERIOD HAS ENDED AND
ALL PLANT MATERIAL HAS BEEN REPLACED AS NECESSARY,
THE LANDSCAPE ARCHITECT WILL CERTIFY THE PROJECT WITH
FINAL ACCEPTANCE.
